A parcel of land in the unplatted corporate limits of the Town of
Diamondville, Wyoming, and being part of the Alan K. Walker parcel as
recorded in Book 155PR on Page 103 on file in the Lincoln County Clerk's
Office in Kemmerer, Wyoming, and being more particularly described as
follows:
Commencing at Corner Number Four of Tract 41 of the Resurvey of T21 N,
R116W, of the 6th P,M., Lincoln County, Wyoming;
thence East along the North line þf said Tract 41 a distance of 50.43 feet
to a point on the West boundary of Hillcrest Subdivision of the Town of
Diamondville, Wyoming, said point also being a point on the old easterly
right-of-way line of U.S. Highway 30 North;
thence N 17°12'00" W, along said right-of-way a distance of 77.59 feet to
the POINT OF BEGINNING, said point being the Northwest corner of
Block 1 of the Hillcrest Subdivision, and also the Southwest corner of the
Alan K. Walker parcel recorded in Book 155PR on Page 103 on file in the
Lincoln County Clerk's Office in Kemmerer, Wyoming;
thence N 78°42'43.3" E, a distance of 195.22 feet to the Southeast corner
. of said Alan K. Walker parcel; ,
thence N 11°04'00" W, along the Easterly boundary of said Alan K. Walker
parcel a distance of 83.70 feet;
thence S 79°22'07" W, a distance! of 204.47 feet to a point on the Westerly
boundary of said Alan K. Walker parcel;
thence S 17°12' E, along said Westerly boundary a distance of 86.50 feet
to the point of beginning.
Together with a non-exclusive easement to be used in connection with the
above-described real property and which is described as follows:
A right-of-way easement in the unplatted corporate limits of the Town of
Diamondville, Wyoming, and bein'g through the Alan K. Walker parcels as
recorded in Book 155PR on Page 103 and Book 160PR on Page 99 both
on file in the Lincoln County Clerk's Office in Kemmerer, Wyoming, and
being an easement 40.00 feet i~ width, 20.00 feet on each side of the
following described centerline.
Commencing at corner Number four (4) of Tract forty-one (41) of the
resurvey of T21 N, R116W, of the 6th P.M., Lincoln County, Wyoming;
thence East along the North line of said Tract 41, a distance of 50.43 feet
to a point on the old easterly right-of-way of U.S. Highway 30 North;
thence N 17°12'00" W, along said easterly right-of-way a distance of
164.09 feet to the point of beginning, Said point being a point on the west
boundary line of the Alan K. Walker parcel as recorded in Book 155PR on
Page 103;
thence N 70°22'07" E, a distance of 204,47 feet to the point of terminus of
this description. Said point being on the easterly boundary line of said
Alan K. Walker parcel, together with all buildings. improvements and
appurtenances thereon situate or in anywise appertaining thereto.
