WTINESSETH: RECEIVED 12/5/2007 at 2:33 PM RECEIVING # 935404 BOOK: 680 PAGE: 548 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY WHEREAS, Lucia M. Fox as mortgagor did execute a Second Mortgage to Eagle Ridge Construction Management Corporation, a Wyoming corporation, as mortgagee, which mortgage was filed on January 17,2007 in Book 646, Page 508 in ' the records of the Lincoln County Clerk in Kemmerer, Wyoming effecting real property located in Lincoln County, Wyoming, more particularly described as Lot 86 of Star Valley Ranch Plat 7. Said mortgage was filed for the purpose of securing the original obligation of Three Hundred Ninety Thousand Dollars ($390,000.00); and WHEREAS, default has occurred in the payment of the amount owed to the mortgagee under the mortgage; and WHEREAS, notice as required by law has been given and published of the sale of said premises by being published for four (4) consecutive weeks on June 28, July 5, 12, and 19, 2007, in the Star Valley Independent, a newspaper of general circulation printed and published in Lincoln County, Wyoming, and that said Notice specified: 1. The name of the property owner and the mortgagee; 2. The date of the mortgage and the date and place where recorded; 3. The amounts claimed to be due thereon at the date of the Notice; 4. The description of the mortgaged premises conforming to that on which the mortgage was placed; and 5. The time and place of sale; arid WHEREAS, said sale was held at public venue in accordance with said Notice of Sale and at the time and place therein set forth, to-wit: At 10:00 o'clock in the morning on the 24th day of July, 2007 at the front door of the Lincoln County Courthouse, Kemmerer, Lincoln County, Wyoming, said sale being made by the undersigned; and WHEREAS, at said sale, Eagle Ridge Construction Management Corporation purchased the real estate above-described for the sum of Four Hundred Eight Thousand Eight Hundred Eighty One Dollars and Twenty Six Cents ($408,881.26); and pursuant thereto a Certificate Of Sale was issued by the Sheriff Of Lincoln County, Wyoming which was recorded on August 2, 2007 in Book 667, pages 727-728 in the Office of the Lincoln County Clerk; and 000549 WHEREAS the statutory time periods for redemption by the mortgagor and by junior lienholders has expired; NOW, THEREFORE, by virtue of the sale, the purchase and the payment of said money as aforesaid by said purchaser, and by virtue of the authority vested in me by law, I hereby grant, bargain, sell, and convey unto to the said Eagle Ridge Construction Management Corporation, whose address is P. O. Box 6691, Jackson, WY 83002, all of the that real property situated in Lincoln County, Wyoming, described as: Lot 86 of Star Valley Ranch Plat 7, Lincoln County, Wyoming Together with and including all improvements thereon and all appurtenances and hereditaments thereunto belonging. Subject to all covenants, conditions, restrictions, easements, reservations, and rights-of-way of sight and/ or record.
