grantors of Lincoln County, State of Wyoming, for consideration of Ten and 00 /100's ($10.00)
and other good and valuable consideration in hand., receipt whereof is hereby acknowledged
CONVEY AND WARRANT TO
EAGLE ROCK RANCH FAMILY LIMITED PARTNERSHIP
grantees, whose address is P.O. Box 4151, Bedford, WY 83112
the following described real estate, situate in Lincoln County and State of Wyoming, hereby
releasing and waiving all rights under and by virtue of the homestead exemption laws of the state
to wit:
Land more particularly described on Exhibit A, attached hereto and
incorporated herein by reference.
Together with all improvements, appurtenances, hereditaments, and all thing thereunto
belonging or in anywise appertaining.
Subject, however, to all easements, rights of ways, reservations and restrictions now of
record or otherwise affecting said lands.
Subject to the following easement hereby reserved by Grantors on the property. A
nonexclusive right of way easement across the property described on Exhibit A attached hereto
and incorporated herein by reference (hereafter referred to as the "Easement Area for ingress
and egress, and underground utilities, from Lost CreeleCounty Road 12 -120 to, and in favor of,
the property owned by Grantors identified as Parcel B in Exhibit A attached hereto and
incorporated herein by reference. Except for temporary obstructions required for the purposes
of maintaining and improving the Easement Area, and installing and maintaining underground
utilities therein, the Easement Area shall not be obstructed in any maimer by Grantee that would
impede Grantors' Free ingress and egress. Any improvements made within the .Basement Area
shall be at the sole expense of the person making the improvements unless otherwise agreed to
in writing. The right of way easement created herein shall run with the lands identified as Parcel
13 in Exhibit A, and shall be binding on and shall inure to the benefit of Grantors, and their heirs,
successors and assigned, provided, however, that the right of way easement shall be used only
for residential and agricultural purposes.
NOTE: This serves m correct that certain Warranty Deed recorded July 3, 2001 in Book 467PR
on page 799 of the records of the Lincoln County Clerk correcting the acknowledgement.

BEGINNING at the E.L.M. type Monument marking the I.J. S. General Land Office 1923,
location for the Southeast Corner of said Section 8; thence N89 °38'19 "W, along the South
line of said SE 1/48E1/4, 83.73 feet; thence NO°21'41 "E, perpendicular to said South line,
33.00 feet to a point in the North Right-of-Way Easement line for. Lost Creek County
Road 12 -120, as referred to in the Easement Agreement recorded in Book 169PR, on
Page 412; thence N33 °43'20 "E 152.05 feet to a point in the East line of said SE1/4SE1/4;
