MORTGAGOR agrees to pay the Indebtedness hereby secured; to pay all taxes, assessments and charges levIed agamst the property, as the same become due and payabJe; to secure, maintain and fumish MORTGAGEE evidence thereof, insurance with an Insurance carner or carriers acceptable to MORTGAGEE, covering the 1I1surance lIuprovements on the Property against loss by fire and earthquakes, with extended coverage, III an amount not less than the unpaid balance of the debt hereby secured, or the IIlsurable value (replacement cost) of such improvements, whIchever is less, which 1I1surance shall conta1l1 an appropnate loss payable provision protectmg MORTGAGOR and MORTGAGEE as theil' respective I!1terests may appear from tIme to time.
