Virgil V. Bailey and Mary F. Bailey, husband and wife, of Cokeville, Lincoln County,
Wyoming, grantors, for and in consideration of Ten and No/100 Dollars ($10.00), and other
valuable considerations, in hand paid, receipt whereof is hereby acknowledged, CONVEY and
WARRANT to Gary Sims, an individual, and Walker Land & Livestock, LLC, an Idaho limited
liability company, of 237 North 9th Street, Montpelier, 10 83254, grantees, the following described
real estate, situate in Lincoln County, and State of Wyoming, hereby releasing and waiving all
rights under and by virtue of the homestead exemption laws of the State, to-wit:
. That part of Tract No.1 05 and Tract No.1 07 of T24N, R119W and that part of Tract
No. 105 and Tract No. 107 of T25N, R119W, being part of those tracts described in
the instrument of record in the Office of the Clerk of Lincoln County in Book 94 of
Photostatic Records on page 613, bounded and described as follows:
On the north by the north lines of said Tract No. 105 and Tract No.1 07;
on the west by the easterly right-of-way line of the Oregon Short Line Railroad;
on the east by the westerly right-of-way line of State Highway 30; and

on the south by the south lines of said Tract No. 105 and Tract No. 107.

TOGETHER WITH all water rights and all oil, gas, and other mineral rights
associated with the above-described real property.
SUBJECT TO all covenants, easements, exceptions, restrictions, reservations and
rights of way of sight or record.
