Melvin J. Porter and Wiley S. Porter, husband and wife, grantors, of Grover,
Wyoming 83122, for and in consideration of Ten and No /100 Dollars ($10.00), and other
valuable considerations, in hand paid, receipt whereof is hereby acknowledged, CONVEY AND
WARRANT to Leigh H. Perkins, a joint life estate for his life and the life of his wife, Romi M.
Perkins, and grant to David D. Perkins, a vested remainder interest, grantees, of Room 480,
401 Euclid, Cleveland, Ohio 44114, the following described real estate, situate in Lincoln County,
and State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead
exemption laws of the State, to -wit:
Being a part of Lot 4 (SW 1 /4SW 1 /4) and SE 1 /45W 1 /4• of Section 30; Lot 1
(NW 1 /4NW 1 /4) and NE 1 /4NW 1 /4 of Section 31, Township 33 North, Range 118
West, 6th P.M., Lincoln County, Wyoming, more particularly described as follows:
BEGINNING at a point which is the Southwest Corner of Lot 1 (NW 1 /4NW 1 /4) of
Section 31, T33N, R 118W, 6th P.M., thence running North 160 rods into Section
30; thence East 106 rods; thence South 88 rods; thence West 66 rods; thence
South 72 rods and West 40 rods; to the place of beginning.
EXCEPTING AND RESERVING unto the grantors an undivided one -half (1/2)
interest in all oil, gas and other mineral rights associated with the described
property, provided, however, that neither grantors nor grantees may lease their
undivided interest in any minerals without the prior written consent of the other
party.
EXCEPTING AND RESERVING unto the sellers only, and not to their successors in
interest or assigns, a ten -foot (10') easement to cross the stream in the northeast
portion of the above property, and continuing from that stream in a west- southwest
direction to a point near a previously used power house to cross the Salt River, and
thence west to property now owned by the sellers in Section 25, T 33 N, R 118 W.
This easement is for the.,exclusive purpose of transporting farm equipment across
the above described property to sellers' property on the west. Sellers do not have the
right to construct or maintain roads or any other improvements.
SUBJECTTO all easments, exceptions, restrictions, reservations and rights of way of
sight or record.
