RIGHT OF WAY, UTILITY, AND IRRIGATION EASEMENT
KNOWN ALL:MEN BY THESE PRESENTS: 000477
That in consideration of Ten DoUars ($10.00) and other good and valuable
consideration paid to Geraldine D. Parker, hereinafter refeITed to as GRANTOR, by
Boyd Nield, Karen Roberts, Cal Nield, and Tally Nield, as tenants 1n common,
hereinafter referred to as GRANTEES, the receipt of which is hereby acknowledged, the
Grantor does hereby give, bargain, seI1. transfer and co,nvey unto the Grantees, their
successors and assigns the fonowing:
A perpetual easement for the following:
1. Right of way for ingress and egress purposes
2. Electric, telephone, gas and communication utilities
3. Existin.g and future jrrigation ditches and pipes
to the Grantees lands owned within. Tract 1 and Tract 2 as shovvn within the Plat of Tracts
for Boyd Níeld et aI, within the SW Y4 NW Y-., N;W y., SV{ Y4, Section 1, T33N, Rl19W of
Lincoln County, Wyomi.ng, being more clearly depicted and described in Exbibits e'A, B
and Cn, attached h.ereto, being the width of 60 fiet or more as described more specificalIy
in Exhibit "A" and depicted in detail with Exhibits ".8" and "C".
The consideration hereinabove recited shall constitute payment in full for any and all
damages to the land of the Grantor, their successors and assigns, and shall provide the
Grantees with rights for the improvements, maintenance and operation of the right of way
for ingress and egress, utilities and irrigation easement. Grantee shall mai.ntain the
I {f easement so that no unreasonable damage will result from its use to the adjacent land of
the Grantor, their SUCcessors and assigns.
This easement shaH constitute a COvenant running with the land for the benefit of the
Grantees, their successors and assigns.
