HomeMy WebLinkAbout935934 COURT OFFICER'S DEED 000626 WHEREAS, the Third Judicial District Court of Lincoln County, Wyoming, has heretofore and on the 20th day of December, 2007, duly entered an Order authorizing and directing Frank A. Johnson as Personal Representative ofthe Estate of Marcus Edwin Johnson, a/kla Eddie Johnson, deceased to execute and deliver a deed as to certain real estate, as hereinafter described, upon the performance of certain conditions by Grantee; and WHEREAS, all conditions precedent set forth and referred to in said Order of Court have now been fully complied with by Grantee; NOW, THEREFORE, Frank A. Johnson, as Personal Representative ofthe Estate of Marcus Edwin Johnson, a/kla Eddie Johnson, deceased, Grantor, for and in consideration ofthe sum often dollars ($10.00) and other valuable consideration in hand paid, the receipt whereof being hereby acknowledged, does by these presents, grant, bargain, sell, and convey unto Nancy N. Black, a married woman, Grantee, all of said estate's right, title and interest in and to the following described real estate, hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the State, to-wit: NE~NE~, Section 22, T2lN, Rl17W of the 6th P.M. in Lincoln County, Wyoming. Subject to all mineral leases, reservations, restrictions, exceptions, easements and rights-of-way of record in sight or use. ? Excepting and reserving unto Seller all minerals, mineral rights, oil, gas, liquid hydrocarbons and all other valuable ores, substances and deposits of every kind and description whatsoever, in or under the surface of the above-described lands, including the right to explore for, develop, produce, mine and remove the same. ~) ....., '1 . (V' Also subject to the Protective and Restrictive Covenants for the above described property as recorded in the Office of the Lincoln County Clerk and Ex-Officio Registrar of Deeds, which are covenants running with the land and which are binding on the Grantee and their grantees, assigns, and successors in interest. Excepting and reserving unto Grantors, their successors or assigns, a perpetual right- of-way and easement parallel to and thirty feet (30') in width and distant from the west boundary line of the aforesaid property; said easement being reserved for the purpose of roads and utilities, together with the right to construct, improve, maintain and use the same without liability for damages, if any.
