In accordance with Statutes W.S. 34-12-102 and W.S. 34-12-103, we the
undersigned, John W. Anderson and Peggy F. Anderson, whose address is
541 Walnut Drive, Star Valley, Wyoming 83127, and Robert Point, whose
address is P.O. Box 295, Thayne, Wyoming 83127, being duly sworn on
oath according to law do hereby make the following statement of facts
and affirm:
That we John W. Anderson and Peggy F. Anderson are the owners and
proprietors of real property, as shown on the Plat of the Amended Star
Valley Ranch Plat 6, as referred to in the Deed, recorded with
Document No. 858726, in Book 430PR, on Page 406, and I Robert Point,
the Owner of Robert Point Construction Inc., a Wyoming Corporation, am
the owner and proprietor of real property, as shown on the Plat of the
Amended Star Valley Ranch Plat 6, as referred to in the Deed recorded
with Receiving No. 935043, in Book 679, on Page 284, all with the
Office of the Clerk of Lincoln County, Wyoming, within HES 63 of
Section 30, T35N, Rl18W, of the 6th. P.M., Lincoln County, Wyoming.
That the Subdivision from this property is with our free consent and
desires.
That the name of the subdivision shall be Amended Star Valley Ranch
Plat 6, the boundary being more particularly described as follows:
BEGINNING at the Northeast corner of the Darley property, as referred
to and recorded with Document No. 794693, in Book 361PR, on Page 764,
with said Office, said Point of Beginning, being 917.87 feet
N72°12'05"E from the U. S. Department of Agriculture, Forest Service
LS 2452, 1979 location for the Southwest Corner (Corner #1) of said
HES 63, also said Point of Beginning, being 1,779.12 feet N80008'11"W
from the U.S. Department of the Interior, Forest Service LS 2452, 1979
location for the Southeast Corner (Corner #4) of said HES 63;
thence N57°16'03"W, along the North line of said Darley property,
188.01 feet to the Southwest corner of said Anderson property;
thence N23°44'13"E, along the West line of said Anderson property,
75.22 feet to a Northerly corner thereof; thence N72°44'02"E, along
the North line of said Anderson property, and the North line of said
Robert Point Construction property, 211.19 feet to the Northwest
corner of the Elizondo property, as referred to and recorded with
Document No. 904181, in Book 571PR, on Page 102, with said Office;
thence S17°09'41"E, along the West line of said Elizondo property,
150.19 feet to a Point in the Westerly line of Walnut Drive, as shown
on the Plat of Star Valley Ranch Plat 6, recorded with Document No.
431710, on Map No. 178, with said Office, being the Beginning of a
216.26 feet Radius Curve to the Left; thence Southwesterly, along said
Curve to the Left, through a Central Angle of 40°06'22", an arc length
of 151.38 feet, from which the Radius Point bears S57°16'03"E, said
Curve having a chord of S52°47'08"W 148.31 feet, to the Point of
Beginning, Containing two Subdivision Lots, Encompassing 0.86± Acres
of land.
TOGETHER WITH and SUBJECT TO: All Easements, Exceptions, Restrictions,
Reservations, Rights-of-Way and Improvements of sight and or record,
including but not limited to those shown on the Plat of the Amended
Star Valley Ranch Plat 6, as prepared by Lloyd B. Baker and
Associates.

That the non-exclusive Utilities Right-of-Way Easements, as shown
hereon, is and shall be granted to the owners, successors and assigns
of each lot created.
That the Common Driveway, for Ingress, Egress and Utilities, is and
shall be granted to the owners, successors and assigns of each lot
created.
That in accordance with Section 34-12-106 of the Wyoming Statutes
2001, as amended we hereby respectfully request the Clerk to Vacate
Lot 44 and Lot 45 of said Star Valley Ranch Plat 6.
That this Affidavit is signed in the stead of and has the same affect
as if the original Mylar Plat of said Parcel Division had been signed.
That all rights under and by virtue of the Homestead Exemption Laws of
the State of Wyoming are hereby released.
