MEMORANDUM OF SALE AGREEMENT 000:126
This memorandum is for infonnation and recordation purposes only and does not
constitute the entire agreement between the parties.
An Installment Land Contract has been entered into between FLOYD F.
SKINNER and DOROTHY A SKINNER, as trustees of the FLOYD F. SKINNER
REVOCABLE TRUST, as Sellers, and JODY F. SKINNER and MAUREEN B.
SKINNER, as Buyers, of Lincoln County, Wyoming, as Buyer, for the sale and purchase
of the following described real estate:
A portion of Lot 4, Block 11, in the Bedford Townsite, said Townsite being
the SE 1/4 of Section 29, T34N, Rl18W, of the 6th P.M., Lincoln County
Wyoming being more particularly described as follows:
The True Point of Beginning being an Iron Pipe set at the Southeast Comer
of said Lot 4A, also being a point in the West Right-of- Way line of Main
Street, Thayne-Bedford County Road 12-122, said point being 1152.74 feet
N89D30'37"W, along the South line of said SE1/4, and 825.79 feet NOD
29'17"E, along said West Right-of-Way line from the BLM type monument
found marking the Southeast comer of said SE1/4; thence N89D41 '29"W,
along the South line of said Lot 4A, 264.64 feet; thence Nl 0 17'05"E, along
the West line of said Lot4A, 97.66 feet; thence N89D27'58"E, 263.34 feet to
an Iron Pipe set at a point in said East line of said Lot 4 A; thence SO D
29'17"W, along said East line, 102.43 feet, to the True Point of Beginning.
Including and together with all and singular the tenements, hereditaments, appurtenances
and improvements thereon or thereunto belonging, and any rights of grantor to minerals
thereunder, but subject to taxes, assessments, covenants, conditions, restrictions,
reservations, encroachments, rights-of-way and easements of sight or record (the
"Property").
Buyer shall be entitled to enter into possession of the Property on the date of
closing. Seller shall, upon payment in full of the purchase price as provided in the
Installment Land Contract, cause a Warranty Deed conveying the Property to be delivered
to the Buyer, subject to Seller's right to tenninate the Installment Land Contract for
default.
