SHERIFF'S DEED

M. Shane Johnson, of lavyful age, being first duly sworn upon his oath according to law,
deposes and says: .
That he is now the duly appointed, qualified and acting Sheriff of Lincoln County,
Wyoming. '
That on the 29th day of M~y, 2007, at the hour of 10:00 o'clock a.m., at the front door of
the Courthouse of the Co~nty of Lincoln, State of Wyoming, in Kemmerer, Wyoming, the
same being also the plafe of holding the District Court in said County, and a public
venue, to the highest bidder for cash, John Jackman, Deputy Sheriff, offered for sale the
following described landsl and premises for sale as a whole, said lands and premises
being sold in bulk as onellot, and sold the same for the sum of $189,000.00, to Rocky

Mountain Bank, it being the owner and holder of the hereinafter referred to mortgage
and promissory note sec~red thereby, and having bid fairly and in good faith therefore,
and being the highest anç best bidder, and that being the highest sum bid for same, all
of said lands and premise~ being particularly described as follows, to -wit:

Lots 30 and 31 Viola SU~division Phase No.1, Lincoln County, Wyoming as described
on the official plat thereof known as 43 Big Spring Canyon Drive, LaBarge, WY.

That said lands and prer¡nises were sold pursuant to that certain Notice of Intent to
Foreclose Mortgage being duly given according to law, and pursuant to the provisions of
that certain Notice of Mortgage Foreclosure Sale duly published by law, and under and
by virtue of the power of: sale and authority contained in that certain mortgage dated
September 20, 2005, ma~e, executed and delivered by Paul M. Mahaffey and Tara L.
Mahaffey, as mortgagors land debtors, to America Bank, a division of Rocky Mountain
Bank ("Rocky Mountain ~ank"), as mortgagee and secured party, which mortgage was
filed for record in the offiqe of the County Clerk and Ex-Officio Register of Deeds within
and for Lincoln County, W~oming, on October 10,2005 as record entry 912460
That a Certificate of Sale on Mortgage Foreclosure was thereafter issued to Rocky
Mountain Bank, as the pu~chaser, dated the 29th day of May, 2007, which Certificate was
recorded on the 4th day of June, 2007, in Book 660, at Page(s) 422-434, Filing No.
929964, in the office of the County Clerk and Ex-Officio Register of Deeds of Lincoln
County, Wyoming. I
That the time of redemptiqn of said lands and premises by the mortgagor expired on the
28th day of September, 2007, and the mortgagors, their heirs and assigns have not
redeemed such property: ~hat the time in which any judgment creditor of said mortgage,
or grantee, or mortgagee, ¡ or any person holding a lien upon such property may redeem
such property, expired o'n 28th day of September, 2007, and no such person has
redeemed such property, and the purchaser aforesaid is now entitled to a deed for such
lands and premises. I
NOW, THEREFORE, KNOW ALL MEN BY THIS DEED that I M. Shane Johnson, Sheriff
of the said County of Linqoln, State of Wyoming, in consideration of the premises have
granted, bargained and spld, and do hereby convey, grant and sell to the said Rockv

and assigns, the following described property:

To have and to hold said described lands and premises, with all appurtenances
thereunto belonging to the said Rockv Mountain Bank, its successors and assigns
