QUITCLAIM DEED

KNOW ALL MEN BY THESE PRESENTS, That Darrin F. Brown and Karen R. Brown, of
Afton, Lincoln County, Wyoming, in consideration of the sum of Ten and No/100 Dollars ($10.00),
the receipt of which is hereby acknowledged and other good and valuable consideration, convey
and quitclaim unto Francis D. Brown and Karen R. Brown, Trustees of the Francis D. and Karen
R. Brown Family Trust dated March 31, 1999, of PO Box 441, Afton, WY 83110, all such right, title,
interest, property, possession, claim and demand as they have or ought to have, in or to all the
following described premises, in the County of Lincoln, State of Wyoming, to-wit:

Parcel 1
A portion of Block 30 of the Town of Afton, Lincoln County, Wyoming, as more
particularly described on Exhibit A attached and incorporated herein by this
reference.
Parcel 2
Beginning at a point which is 220 feet West from the Northeast Corner of Lot 1,
Block 30 in the Afton, Lincoln County, Wyoming, Townsite, and running thence West
77 feet, thence South 165 feet, thence East 77 feet, thence North 165 feet to the
point of beginning, together with water rights and improvements.

LESS and EXCEPT that land described on that certain Warranty Deed dated
October 4, 1974, and recorded in the Office of the Lincoln County Clerk on October
24, 1974, in Book 115 PR, page 395, more particularly described as follows:
beginning at a point which is 220 feet West from the Northeast Corner of Lot 1,
Block 30 in the Afton, Lincoln County, Wyoming, Townsite, and running thence West
77 feet, thence South 96 feet, thence East 77 feet, thence North 96 feet to the point
of beginning, together with water rights and improvements.
TOGETHER WITH a perpetual right-of-way of ingress and egress of Twelve (12)
feet in width running along the East boundary of the above-described exception
property.
SUBJECT TO all covenants, conditions, easements, exceptions, restrictions,
reservations and rights of way of sight or record.
