SHERIFF'S DEED
WHEREAS, John D. Nelson, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage
Corporation, as mortgagee, the hereinafter described real property by that
certain mortgage dated June 24, 2005 (the "Mortgage"), and duly recorded in the
records of the office of the County Clerk and ex-officio Register of Deeds in and
for Lincoln County, State of Wyoming, on June 28, 2005, at Reception No.
909571 in Book 589 at Page 579.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of GMAC Mortgage, LLC, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on August 28, 2007, at 10:00 o'clock in the forenoon, at public
vendue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, GMAC Mortgage, LLC ("Successful Bidder") made the
highest and best bid for the hereinafter described real property in the sum of
$154,666.10, and the said real property was then and there sold to the
Successful Bidder on August 28, 2007 ("Sale Date"); and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex-officio
Register of Deeds in and for Lincoln County, State of Wyoming, on August 28,
2007, at Reception No. 932549 in Book 670 at Page 221;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated January 4, 2008 and recorded in the
records of the County Clerk and ex-officio Register of Deeds in and for Lincoln
County, State of Wyoming, on the 22nd day of January, 2008, at Reception No.
936374 in Book 684 at Page 320.
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221
Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns,
all right, title, and interest to the following described real property situate in

WYOMING BEING MORE PARTICULARLY
