for the sum of TEN DOLLARS and other good and valuable consideration
the following described tract of land in Lincoln County, State of Wyoming.
Commencing at the Northwest comer of the Southeast Quarter of the Northeast Quarter of Section 15,
Township 31, Range 119 West of the 6th Principal Meridian thence running 40 rods South; thence 30 rods
East; thence Northwesterly 9 rods parallel to county highway 140; thence 9 rods East to the West boundary of
said county highway; thence Northwesterly along said county highway to a point where said public highway
intersects the North boundary line of the Southeast Quarter of the Northeast Quarter of said Section 15; thence
West to the point of beginning, together with all improvements thereon, Lincoln County, Wyoming.
TOGETHER WITH all improvements, appurtenances, water and water rights, ditch, ditch rights, thereunto
appertaining;
SUBJECT TO reservations and restrictions of record;
EXCEPTING AND RESERVING unto Grantor, its successors and assigns, forever, one-half (112) of all
minerals and all mineral rights of every kind and character now known to exist or hereafter discovered,
including, without limiting the generality ofthe foregoing, coal, oil, gas and rights thereto.
