Ten dollars ($10.00) and other good and valuable consideration in hand paid, receipt whereof is
hereby acknowledged, CONVEYS AND WARRANTS to Kelly and Kyla Erickson, whose address
is 1120 Russell Avenue, Worland, Wyoming 82401, Grantees, the following-described real estate,
situate in Lincoln County and State of Wyoming, to-wit:
SEE ATTACHED EXHIBIT A
and the said Grantor hereby covenants with the said Grantees that Grantor is lawfully seized of said
premises; that it is free from encumbrances; and Grantor warrants the title thereto against the lawful
claims of all persons whomsoever, except: restrictions, reservations, easements and encumbrances
of record. Hereby releasing and waiving any and all rights under and by virtue of the homestead
exemption laws of this state.
This is a division of land for the purpose of a single gift or sale to a member of the landowner's
immediate family pursuant to Wyo. Stat. § 18-5-303( a)(i). Kathleen E. Erickson is the sole member

referred to in the Deed recorded with Receiving No. 935579,
in Book 681, on Page 197, with the Office of the Clerk of
Lincoln County, Wyoming, within the NW1/4SW1/4 of Section
25, T35N, R119W, of the 6th P.M., Lincoln County, Wyoming,
the boundary and Encumbrances more particularly described
as follows:
BEGINNING at the Marlowe A. Scherbel PLS 5368, 1993
location for the Southwest Corner of the NW1/4 of said
Section 25;
thence S89°10'38"E, along the South line of said NW1/4,
1001.03 feet to the Northwest Corner of the C&L Industries,
LLC property, as referred to in the Deed recorded with
Receiving No. 935578, in Book 681, on Page 195, with said
Office;
thence Sl°19'27"W, along the West line of said C&L
Industries, LLC property, 532.97 feet;
thence N89°10'38"W, parallel with said South line, 995.89
feet to a Point in the East line of the NE1/4 of Section

line, from the Lloyd B. Baker PE/LS 698, 1997 location for

thence N51°04'56"E 166.77 feet to the Beginning of a 100.00
feet Radius Curve to the Left;
thence Northeasterly, along said Curve, through a Central
Angle of 50°02'02", an Arc Length of 87.33 feet, said curve
having a chord of N26°03'55"E 84.58 feet;
thence N1°02'54"E 610.66 feet to a Point in the South line
of the above described property.
