AFFIDAVIT TERMINATING JOINT TENANCY

I, Verna Warren, being oflawful age and duly sworn according to law, upon
oath depose and say:
1, That Phyllis Jean Leithauser was my mother;
2. That by a certain Quit Claim Deed, a copy attached as Exhibit "A" and made a
part hereof, we owned certain property as joint tenants with rights of survivorship;
3. That by reason of the above-said exhibit, the said Pyullis Leithauser and Verna
Warren became the owners of the said described property as joint tenants with rights of
survivorship, and title thereto vested in them continuously from that date of the
conveyance as described in the above exhibit to the date of death of the said Phyllis
Leithauser, which occurred on March 7, 2006;
4. That by reason of and on the date of death of the said Phyllis Leithauser, Verna
Warren became the sole owner of said property; and
5. A copy of the official Certificate of Death of the said decedent having been
certified by a public authority is hereby attached and made a part hereof as Exhibit "B",
AFFIANT SAITH NOT FURTHER.

KNOW ALL PERSONS BY THESE PRESENTS, that GREGdR¥\4~ÜRAUSE:OO,G
a married man, as his sole and separate property, PHYLLIS LEITHA USER, a single woman,
CONSTANCE PHILPOTT, a married woman, as her sole and separate property, and VERNA
WARREN, a single woman, c/o P.O. Box 974, Afton, Wyoming 83110, Grantors, for and in
consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid,
receipt of which is hereby acknowledged, have heœby remised, released, and forever
quitclaimed unto PHYLLIS LEITHAUSER, a single woman, and VERNA W AMEN, a
single woman, c/o P.O. Box 974, Afton, Wyoming 83110, Grantees, as joint tenants with right of
survivorship, and their successors and assigns forever, all such right, title, interest property,
possession, claim and demand, as they may have or ought to have, in or to property located in
Lincoln County, Wyoming, more particularly described as follows, to-wit:
Beginning at the Northeast Corner of Lot 1, Block 29, of the Afton, Wyoming,
Townsite Survey, and running thence West 82.5 feet; thence South 95 feet; thence East
82.5 feet; thence North 95 feet to the point of beginning.
Subject to the Mortgage executed by Phyllis Leithauser, a single woman, as
Mortgagor, in favor of The Bank of Star Valley, as Mortgagee, in the amount of
$11,212.82, dated June 16, 1999, and recorded June 24, 1999 in Book 432 PR at Page 95
in the land records of Lincoln County, Wyoming.
Subject further to all easements, exceptions, restrictions, reservations, and rights
of way of record.
Hereby granting and/or reserving unto Phyllis Leithauser a life estate in and to
said property.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.
