plat filed August 10, 1977, as Instrument No, 496703 of the records of the Lincoln County Clerk,
Together with:
All improvements, easements, tenements, hereditaments, appurtenances, reversions, and
remainders,
Subject to:
Taxes and assessments for 2008 and all subsequent years.
All facts, rights, claims, and interest ascertainable by inspection of the property ,or by inquiry of
persons in possession.
Unpatented mining claims, reservations and exceptions, and patents or acts authorizing their
issuance.
All reservations, restrictions, easements, road and road rights of way, ditches and ditch rights of
way, power lines and power line rights of way, zoning restrictions, governmental regulations, and
any protective covenants of record.
All other matters of pUblic record.
Consideration
Ten Dollars and other good and valuable consideration, receipt of which is acknowledged.
Grant
For the consideration stated, Grantor grants, bargains, sells and conveys to Grantee and to Grantee's
successors and assigns forever the transferred interest in the conveyed property described in this warranty
deed. Grantor further releases and waives all rights under and by virtue of the homestead exemption laws of
the State of Wyoming.
Warranties
Grantor, for himself, his heirs, successors and assigns, covenants with Grantee and Grantee's successors and
assigns as follows:
Grantor is currently the owner of the property as described in this warranty deed,
Grantor has good right to convey the property described in this warranty deed to Grantee.
The conveyed property described in this warranty deed is free from all encumbrances, except as
otherwise shown in this warranty deed,
Grantor and his heirs, successors and assigns will forever warrant and defend Grantee's quiet and
peaceful possession of the conveyed property granted by this warranted deed to Grantee, its
successors and assigns, against the lawful claims of all persons,
There is no personal residence or residential structure located on the conveyed property, and there are
no conditions affecting the property that would disqualify it for treatment of a like-kind property
exchange under Section 1031 of Internal Revenue Service Code, as amended.
Construction
In construing this warranty deed, and where the context so requires, the singular includes the plural and the
masculin e feminine and the neuter.
