This agreement made on the 29th Day of December, 1980, in
the Town of Smoot, County of Lincoln, State of Wyoming by and
between Isabell Hunsaker, surviving spouse of Leron Hunsaker,
hereinafter called the SELLER, and Spencer F. Hunsaker and Janet
B. Hunsaker, husband and wife, hereinafter known as the BUYERS.
WHEREAS, the SELLER is the owner of the following described
property:
Plot: Commencing at a point which is 100 rods East from
the SW corner of the NW 1/4 Section 5 Twp. 30 N~R. 118 W. 6th
P.M. Wyoming and runnihg thence North 40 rods, thence East 40
rods, thence South 40 rods, thence West 40 rods to the Point of
Beginning, containing an area of Ten (10) acres more or less
together with water, oil, and mineral rights.

WHEREAS, BUYERS desire to purchase said property from SELLE,R.
NOW THEREFORE, in consideration of the mutual promises of
the parties herein it is agreed as follows:
1. Gross selling price shall be Twenty Thousand ($20,000.00)
Dollars.
2. Aforesaid purchase price shall be paid in the following
manner:
(A) A gift of equity of Six Thousand ($6,000.00) from
SELLER to BUYERS effective the date of this contract.
(B) The deferred balance of Fourteen Thousand
$14,000.00) Dollars shall be payable by the BUYERS to the SELLER
at Twenty Five ($25.00) Dollars per month as principal payment
with the first such payment due and payable on January 20, 1981,
with an additional such payment due on the 20th of each month
thereafter until paid in full.
(1) BUYERS shall have the option to make larger
payments than called for herein without prepayment penalty.
(C) The deferred balance to earn interest at Eight
(8%) per annum with a beginning date of December 29, 1980. Accrued
interest shall be payable each December 29th in addition to the
principal payments call for herein.
3. BUYERS shall be entitled to immediate possession.
4. Taxes and Cottonwood Irrigation District assessment
responsibilities shall be payable by the SELLER through December
31, 1980. After that date, BUYERS shall assume full responsi-
bilities for all such assessments.
5. SELLER shall furnish BUYERS an abstract of title extended
to date and take whatever action may be necessary to cure any
title defect that may appear in title to premises above described.
6. SELLER shall execute a sufficient Warranty Deed and place
same in escrow with the Star Valley State Bank. Afton, Wyoming,
for release to BUYERS at any time BUYERS may desire after the
unpaid balance is down to Eight Thousand ($8,000.00) Dollars on
condition the BUYERS execute a 1st mortgage in favor of the
SELLER.
7. In the event of failure to comply with the terms hereof

by BUYERS or failure to make payments when the same shall become
,due or within 60 days after written notice of said default, the
SELLER, at her option, may be released from all obligations to
transfer the portion of lands still unpaid prorated on the cost
basis of Two Thousand ($2,000.00) Dollars per acre with SELLER
having first option on which portion to regain control of.
8. It is understood and agreed that the stipulations
aforesaid are to apply to and bind the heirs, executors,
administrators, successors and assigns of the respective parties
hereto.
IN WITNESS WHEREOF, the said parties to this agreement have
hereunto signed their names this December 31, 1980.
