We, George Richard Boyt and Elizabeth Rose Black, being first duly sworn, on oath depose
and state as follows:
1. That we are over the age of twenty-one (21) years.
2. That James Michael Boyt is our brother.
3. That our brother, James Michael Boyt died on the 26 th day of March, 2008 in the City of
Kemmerer, County of Lincoln, State of Wyoming.
4. That my brother, James Michael Boyt had a Will upon his death and in that Will he left the
remainder of his estate to be divided equally between his brother, George Richard Boyt and
his sister, Elizabeth Rose Black.
5. That the real property in the estate is:
Lots 4 and 5, Block 1 of the Hillcrest East Subdivision to the Town
ofDiamondville, Lincoln County, WY, as described on the official
plat thereof, subject to all easements of record.
6. That attached hereto as Exhibit 1 is a broker's opinion of value on the home made by a
person who has no legal interest in the estate.
7. That the value ofthe entire estate ofJames Michael Boyt, wherever located, does not exceed
one hundred fifty thousand dollars ($150,000.00).
8. That thirty (30) days have elapsed since the date ofthe death of James Michael Boyt.
9, That no application for appointment of a personal representative is pending or has been
granted in any jurisdiction regarding James Michael Boyt.
10. That we, George Richard Boyt and Elizabeth Rose Black are entitled to our share ofthe

To Whom It May Concern:
This is to verify that I have personally inspected the property at 80 E Hillcrest in
Diamondville. The home is a 16'X60' Bellavista on a permanent foundation with a Trex
deck, railing and covered awning. The skirting is metal with an extra insulating board
behind it. The home is a 2 bedroom, 1 bath, and the appliances are 2004 with the gas
range being a 2007. There is a 30' x 40' garage with a wood stove, vinyl siding and
architectural shingles. The home and garage sit on 2 lots.
It is my opinion that the market value of this home would be 120,000.00.
