Anderson of2309 Bench Lago Road, Grace, Idaho 83241-5312, , 2008, between Leon herein referred to as Assignor and Roger Schanzenbach of 120 E. Escalones, San Clemente, California 92672, herein referred to as Assignee. SECTION ONE Status of Parties On the 29th day of January, 2008, the City of Kemmerer foreclosed on a special assessment lien that had been filed as a result of the formation of an Improvement District 1983-1 by the City of Kemmerer on October 26, 1983. That foreclosure was concerning Lot Numbered 5, Block Numbered 6, Willow Addition to the City of Kemmerer, Lincoln County, Wyoming together with all singular improvements or thereunto appertaining with a purported common address of213 Mica, Kemmerer, Wyoming. Pursuant to that foreclosure a Certificate of Sale was issued to Roger Schanzenbach and has been recorded in the Office ofthe Lincoln County Clerk on February 6,2008 in Book 686 at Pages 128 and 129 as Instrument #936784. SECTION TWO Right of Redemption The relevant statutes on certificate of sale set forth that Leon E. Anderson, Assignor has a right to redeem that property that was sold at anytime within two (2) years from the date of sale as set forth in §15-6-418 W.S. (2007). SECTION THREE Assignor's Agreement to Sell All Right, Title and Interesl to Said Property to Assignee 000663 Separate and apart from this Assignment Assignor has agreed and will sign any and all other documents fulfilling, deeding and transferring all right, title and interest Assignor has to Lot Numbered 5, Block Numbered 6, Willow Addition to the City of Kemmerer, Lincoln County, SECTION FOUR Assignment Wyoming, together with all singular improvements or thereunto appertaining with a purported common address of 213 Mica, Kemmerer, Wyoming to Assignee for other due and good consideration. In consideration of ten dollars ($10.00) and other good and due payment Assignor does hereby assign to Assignee all rights, title and interest in and to the redemption of the foreclosure of the special assessment by the City of Kemmerer referred to above. In conjunction therewith, Assignor does hereby designate and appoint Assignee, his successors and assigns, Assignor's true and lawful attorney in fact in Assignor's name, place and stead to make any and all payment in the form of redemption of sold property concerning the Certificate of Sale referred to above and the property referred to herein above and to file any claim or to take any other action or proceeding, either in his own name or in the name of Assignor or otherwise to collect or enforce receipt of a certificate of redemption upon payments of all amounts due or owing as a result of such foreclosure of special assessment.
