Purpose of Easement

This easement from Walter E. Pierce and Nancy L. Pierce owning real property located
in Lincoln County, Wyoming, which is described as: N~ S ~ NE 'l4 of Section 13,
Township 35 North, Range 119 West, 6th p.m. Lincoln County Wyoming.
This easement is for the purpose of providing a perpetual right of way easement to Fred
A. Pierce and Lavena C. Pierce for ingress and egress to the property described as Pierce
Home Easement. Being located in the S1/2 N1/2 NEl/4 of Section 13, Township 35
North, Range 119 West, 6th P.M. Lincoln County, Wyoming.

A portio~ of the Pierce property, as referred to in the Deed recorded with Document No.
883177, i;n Book 496PR, on Page 426, with the Office of the Clerk of Lincoln County,
Wyoming, within the S1/2NE1/4 of Section 13, T35N, R119W, of the 6th P.M., Lincoln
County, Wyoming, being 30 feet on both sides of the Center Line, being more
particula,#y described as follows: .
BEGlNN[NG at a Point in the South line of the Pierce property, as referred to in the Deed
recorded !with Document No. 791710, in Book 359PR, on Page 183, with said Office,
said Point of Beginning being 833.29 feet N88°53'39"W, along the North line of said
S1/2NE1I4 from the Marlowe A. Scherbel PLS 5368, 1994 location for the Northeast
Comer of said S1/2NE1/4;
thence S56°18'55"W 67.19 feet to the Beginning ofa 100.00 feet Radius Curve to the
Right;
thence Southwesterly, along said Curve to the Right, through a Central Angle of
38°59'57", an arc length of68.07 feet, said curve having a chord ofS75°48'53"W 66.76
feet;
thence N84°41'08"W 167.41 feet;
thence S89°49'00"W 58.77 feet to a Point in the Center Line of the Henry's Mountain
Road Easement, as referred to in said Pierce Deed recorded with said Document No.
791710, in Book 359PR, on Page 183, with said Office.
And the property described as Pierce Barn Easement.

883177, in Book 496PR, on Page 426, with the Office of the Clerk of Lincoln County,
Wyoming, within the S1/2NE1/4 of Section 13, T35N, R119W, of the 6th P.M., Lincoln
County, Wyoming, being 30 feet on both sides of the Center Line, being more
particularly described as follows:

ConditionsofEtightofVVay
That it is a common easement for the benefit of the grantors and grantees.
That no fences, gates or other obstructions shall be constructed on or across these
easements unless means of access through such fence, gate or other obstruction is
provided to all of the persons having the right to use these easements.
Binding Effect
The tenns and conditions of this easement shall be binding upon and inure to the benefit
of the heirs, successors in interest and assigns of the Grantors and Grantees named in this
instrwnent.
