For the same consideration stated above, Grantor does hereby grant and convey to Grantee, all of Grantor;s rights to oil, gas and other minerals and in all roYé;llty interests pertaining to property situated in Lincoln County, Wyoming, and all other rights, privileges, and appurtenances owned by Grantor and in any way related to such interests and to the Property hereby conveyed, including without limitation, all of Grantor's rights under any existing lease or leases for oil, gas or other minerals (all such rights being referred to herein as the "Additional Interests"); provided, however, that the conveyance of the Additional Interests by Grantor is made without warranty of title of any nature whatsoever and Grantor hereby expressly excludes and disclaims any warranty of title as to the Additional Interests.
