HomeMy WebLinkAbout940193 , WARRANTYDEED 000784 Grantor, Michael Sims, for and in consideration ofTEN DOLLARS ($10.00) and other good and valuable consideration in hand paid, receipt whereof is hereby acknowledged, CONVEYS AND WARRANTS TO Grantee, Sims Sheep Co., LLC., a Wyoming limited liability company, of521 AJmy Road #107, Evanston, Wyoming, 82930, the following described real estate, situate in Lincoln County, Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws ofthe State, to-wit: A tract ofland in Lots 1,2, 7, and 8 of Section 25 and Lots 8 and 9 of Section 36, T22N, R116W, 6TH P.M., Lincoln County, Wyoming, said tract being more particularly described as follows: BEGINNING at a point on the North line of said Section 36, said point of beginning lying S 89°50'07" W, 509.40 feet from the Northeast comer thereof; thence S 21 °58'22" W, 29.48 feet; thence S 4°17'38" W, 252.37 feet; thence S 90°00'00" W, 1850.43 feet to the Easterly right-of-way Line of U.S. Highway No. 189; thence N 3 °43'00" E, 854.48 feet along said right-of-way line; thence N 90°00'00" E, 2164.35 feet; thence S 38 ° 52'3 7" W, 344.17 feet; thence S 21 °58'22" W, 329.70 feet to the POINT OF BEGINNING. Said tract containing 38.000 acres, more or less. RESERVING UNTO GRANTOR his heirs, successors and assigns a perpetual easement for access and utilities the Easterly 30.00 feet of the above described property. Said perpetual easement is reserved together with all rights necessary or convenient to exercise the rights and privileges incident to said easement for access and utilities, including but not limited to, the construction, installation, repair, maintenance and use of a road and electric, telephone, gas, Cable TV, water, sewer and other utilities within said easement. The easement shall inure to the benefit of the heirs, successors and assigns of Grantor, and may be assigned in whole or in part by Grantor. TOGETHER with easement for access and utilities across Grantor's land, said easement to be determined within one year. TOGETHER WITH all buildings and improvements thereon and appurtenances thereto and all rights, privileges and hereditaments belonging or appertaining thereto.
