HomeMy WebLinkAbout940195 WARRANTY DEED 000788 Grantor, Michael Sims, for and in consideration ofTEN DOLLARS ($10.00) and other good and valuable consideration in band paid, receipt whereofis hereby acknowledged, CONVEYS AND WARRANTS TO Grantee, Sims Sheep Co., LLC., a Wyoming limited liability company, of 52 1 Almy Road # 107, Evanston, Wyoming, 82930, the following described real estate, situate in Lincoln County, Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State, to-wit: A tract of land in Lots 2 and 3 of Section 30, T22N, R1l5W, and the S ~ NE V4 and the N ~ SE V4 of Section 25, T22N, Rl16W, 6TH P.M., Lincoln County, Wyoming, said tract being more particularly described as follows: BEGINNING at a point on the East line of said Section 25, said point of beginning lying S 0°08'34" E, 2501.04 feet from the Northeast comer thereof; rwming thence N 90°00'00" E, 38.98 feet; thence S 0°15'45" W, 303.76 feet; thence S 4 °27'25" W, 442.92 feet; thence S 90°00'00" W, 2265.28 feet to a point on the Easterly right-of-way Line of U.S. Highway No. 189, said point lying on a non-tangent curve concave to the East, from which the radius point bears S 83 °04'30" E, 5560.53 feet; thence the following two (2) courses along said right-of-way line: Northerly 326.70 feet along the arc of said curve, through a central angle of3°21'59", the long chord of which bears N 8°36'29" E, 326.66 feet; thence N 10° 14'26" E, 429.20 feet on a line non-tangent with last said curve; thence N 90°00'00" E, 2136.91 feet to the POINT OF BEGINNING. Said tract containing 38.166 acres, more or less. RESERVING UNTO GRANTOR his heirs, successors and assigns a perpetual easement for access and utilities across the Easterly 30.00 feet ofthe above described property. Said perpetual easement is reserved together with all rights necessary or convenient to exercise the rights and privileges incident to said easement for access and utilities, including but not limited to, the construction, installation, repair, maintenance and use ofaroad and electric, telephone, gas, Cable TV, water, sewer and other utilities within said easement. The easement shall inure to the benefit of the heirs, successors and assigns of Grantor, and may be assigned in whole or in part by Grantor. TOGETIlER with easement for access and utilities across Grantor's land, said easement to be determined within one year.
