Said tract containing 40.655 acres, more or less. RESERVING UNTO GRANTOR his heirs, successors and assigns a perpetual easement for access and utilities across the Westerly 30.00 feet and the Easterly 60.00 feet of the above described property. Said perpetual easement is reserved together with all rights necessary or convenient to exercise the rights and privileges incident to said easement for access and utilities, including but not limited to, the construction, installation, repair, maintenance and use of a road and electric, telephone, gas, Cable TV, water, sewer and other utilities within said easement. The easement shall inure to the benefit of the heirs, successors and assigns of Grantor, and may be assigned in whole or in part by Grantor.
