Warranty Deed
Know all persons by these presents that Remy M.G. Levy and Catherine A. Kehr, husband and
wife, as joint tenants with full rights of survivorship, of 620 14th Street, Santa Monica, California
90402, (collectively the "Grantors"), for ten dollars ($10.00) and other good and valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, do hereby Convey
and Warrant unto Kehr Levy LLC, a Wyoming Limited Liability Company, with its principal
mailing address at PO Box 291, Jackson, Wyoming 83001 (the "Grantee"), the following
described real property situated in the County of Lincoln, State of Wyoming, more particularly
described as follows:
A tract of land being located in Sections 18 and 19, T37N, R118W, 6th P.M., Lincoln
County, Wyoming, described as follows:
From the section corner common to Sections 17, 18, 19 and 20, SOoolO'OO"E,
coincident with the section line between Sections 19 and 20, a distance of 1320.76
feet to the southeast corner of the northeast quarter of the northeast quarter
(NE~NEl/.t); thence;
N89°58'OO"W, coincident with the south boundary of the northeast quarter of the
northeast quarter (NE~NE~) a distance of 94.09 feet to the true point of
beginning, said point also being the intersection of the southerly right-of-way
boundary of Highway No. 26;
Thence N89°58'00"W, coincident with the south boundary of the northeast
quarter of the northeast quarter (NE~NE~) a distance of 501.07 feet;
Thence N37°00'OO"W, a distance of2425.09 feet;
Thence N53°00'OO"E, a distance of 400.00 feet to the intersection of the southerly
right-of-way boundary of Highway No. 26;
Thence S37°00'00"E, coincident with the southerly right-of-way boundary of
Highway No. 26, a distance of2726.87 feet to the point of beginning.
Less and except:
Beginning at a point on the southerly right-of-way line of U.S. Highway No. 26,
said point being SOOOlO'E along the section line 1320.76 feet to the southeast
corner of the northeast quarter of the northeast quarter (NE~NE~) of Section 19,
T37N, Rl18W, 6th P.M., Wyoming, and N89°58'W along the 40 acre line 94.09
feet from the northeast corner of said Section 19;
Thence N89°58'W along said 40 acre line 501.07 feet;
Thence N37°00'W, 175.811 feet;
Thence N53°00'E, 400 feet to said southerly right-of-way line;
Thence S37°00'E along said southerly right-of-way line, 477.595 feet to the point
of beginning
Together with and including all oil, gas, and other mineral rights owned by Grantors, and
all other appurtenances and hereditaments thereunto belonging. Subject to taxes and all
covenants, conditions, restrictions, easements, reservations, rights and rights-of-way of
sight and/or record.
Furthermore, know all persons by these presents that the Grantors do hereby waive and release
all right under and by virtue of the Homestead Exemption Laws of the State of Wyoming.
