- Nine Thousand Dollars ($179,000.00) due with interest thereon at the rate of seven and
one-half percent (7.5%) per year, for thirty-five months (35) months, with a balloon
payment of One Hundred Seventy-Three Thousand Eight Hundred Fifteen Dollars and
Eight Cents ($173,815.08), due on the thirty-sixth (36th) month, as evidenced in the
promissory note dated July 16,2008, payable in accordance with the provisions of that
certain promissory note, dated July 16,2008, hereby mortgages and warrants to Joel
Neuenschwander and Darin Neuenschwander and their successors or assigns,
Mortgagees, of Lincoln County, Wyoming to-wit:

If default occurs in the payment of the indebtedness or in the payment of any
installment thereof, or if default occurs in any of the covenants and agreements hereof,
then the whole indebtedness shall, at mortgagees' option, become due and payable
forthwith, and mortgagee may foreclose this mortgage pursuant to the terms outlined in
the Real Estate Purchase Agreement dated July 16,2008, wherein it is stated that all
previous amounts paid by the Mortgagor shall be treated as if they are rent payments and
the Mortgagee shall have the right to enter in and take possession of the property without
