Warranty Deed

Grantor, for and in consideration of TEN ($10.00) DOLLARS and other Good and
Valuable Considerations in hand paid, receipt whereof is hereby acknowledged,
CONVEY AND WARRANT TO:
Elvin D, Rippetoe and Dorothy K, Rippetoe
Husband and Wife
Grantees, whose mailing address is 3172 County Road 217, Fort Bridger, WY
82933-8293, the following described real estate situate in Lincoln County and
State of Wyoming, hereby releasing and waiving all rights under and by virtue of
the homestead exemption laws of the State to-wit:
Lot 5 (NE1/4NE1/4) of Section 10, T22N, R116W of the 6th P.M., Lincoln County,
Wyoming, containing 39.87 acres, more or less
Excepting and reserving unto Grantor, its successors or assigns, a perpetual
right of way and easement parallel to and thirty-three feet in width and distant
from the west boundary line of the aforesaid property; said easement being
reserved for the purpose of roads and utilities, together with the right to construct,
improve and maintain and use the same without liability for damages, if any
Subject to any easements, reservations, restrictions or right-of-ways of record,
of sight or in use.
