WHEREAS, Marvel L. Seay, on the date of her death was owner of the following
described real estate in Lincoln County, Wyoming to-wit:
Lot No.8 of the Alpine Resort Subdivision Unit I, Located in Section 20, Township
37 North, Range 118 West, 6th P.M., Lincoln County, Wyoming (hereinafter the
"Property").
WHEREAS, on July 28, 2008 by Order Admitting Foreign Probate Proceedings and
Order Distributing Property, the District Court of the Third Judicial District of the State of
Wyoming in and for Lincoln County, PR-2008-17-DC allowed the transfer of title of the
Property from the Estate of Marvel L. Seay to Richard R. Christensen, Trustee of the Marvel L.
Seay Revocable Trust under agreement dated November 8 1996 (the "Trust"); and
WHEREAS, Richard R. Christensen, Personal Representative of the Estate of Marvel L.
Seay, Deceased by Personal Representative's Deed transferred title to the Property to the Trust;
WHEREAS, the Trust made no specific mention of the Property;
WHEREAS, on March 20, 2000 Article IV, Section F of the Trust was amended by the
"First Amendment to the Marvel L. Seay Revocable Trust Under Trust Agreement Dated
November 8, 1996", a copy of which is attached hereto;
WHEREAS, Article IV, Section F of the Trust, as amended, provides that:
"All other assets of the trust shall be distributed to Richard R. Christensen and Ricky Ray
Christensen, in equal shares, one-half thereof to each."
NOW, THEREFORE, Richard R. Christensen, Trustee of the Marvel L. Seay
Revocable Trust under agreement dated November 8 1996 for the benefit of Marvel L. Seayand
her heirs, and to her successors in trust, whose address is 7878 Pioneer Street, Midvale, Utah
84047, Grantor, for and in consideration of the sum of ten dollars ($10) and other valuable
consideration to the Trust in hand paid, the receipt whereof being hereby acknowledged, does, by
these presents, grant, bargain, sell, and convey unto:
1. Richard R. Christensen, Grantee, a married man whose address is 7878 Pioneer
Street, Midvale, Utah 84047, a one-half tenant in common interest in and to the
Property; and

2. Ricky Ray Christensen, Grantee, a married man, whose address is PO Box 1357,
Afton, WY 83110, the remaining one-half tenant in common interest in and to the
Property.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State.
IN WITNESS WHEREOF, the Grantor has hereunto signed his name, this '3 I day

FIRST AMENDMENT TO THE MARVEL L. SEA Y REVOCABLE TRUST
UNDER TRUST AGREEMENT DATED NOVEMBER 8, 1996
Pursuant to the authority reserved to her therein, Marvel L. Seay, as Grantor or
Trustor, hereby amends her Revocable Trust Agreement dated November 8, 1996, and enters
into this Agreement with Marvel L. Seay this 20th day of March, 2000.
Grantor hereby amends Article I, Subparagrpah F, Trustee, to read as follows:
The initial Trustee of this Trust is Marvel L. Seay. In the event of the death or
disability of Marvel L. Seay, Richard R. Christensen shall become Successor Trustee; and if
for any reason he cannot so serve, Ricky Ray Christensen shall serve in his stead.
Grantor hereby amends Article IV, Dispositive Provisions, Subparagraph F, page 4,
which distributes the residue of the Trust assets to read as follows:
F. All other assets of the trust shall be distributed to Richard R. Christensen and Ricky
Ray Christensen, in equal shares, one-half thereof to each.
Grantor hereby deletes in their entirety sub paragraphs H and I of Article IV,
Dispositive Provisions, thus eliminating any provisions for Neel L. Christensen and Gordon
J. Christensen or their families.
Grantor further provides that if Ricky Ray Christensen shall have predeceased
Grantor, the share ofthe Trust that he would have received shall be distributed to Suzette R.
Fowlks and Tiffany Ann Snyder.
In all other respects, Trustor confirms and approves the Trust Agreement of November
8, 1996, and states that said Trust is in full force and effect.
IN WITNESS WHEREOF, this Amendment has been executed at Salt Lake City,
Utah, this 20th day of March, 2000.
