SECURITY AGREEMENT AND FINANCING STATEMENT
THIS FULL RELEASE OF MORTGAGE, ASSIGNMENT OF PROCEEDS OF
PRODUCTION, SECURITY AGREEMENT AND FINANCING STATEMENT (this "Instrument"),
dated as of July a6, 2008, is from JDW, INC. a Texas corporation ("Mortgagee"), 1300 South
University Drive, Suite 410, Fort Worth, Texas 76107, to HUNTER ENERGY LLC, a Delaware
limited liability company ("Mortgagor"), 8000 South Chester Street, Suite 375, Centennial,
Colorado 80112.
RECITALS
1. Mortgagor executed and delivered certain instruments styled Mortgage (With Power of
Sale), Assignment of Proceeds of Production, Security Agreement and Financing
Statement to Mortgagee; all such instruments as more specifically set forth below
(collectively referred to as "Prior Mortgages"). The terms and provisions of the Prior
Mortgages and the description of the property covered by which are hereby incorporated
herein by this reference.

2. This Instrument covers .and relates to the lands and leases described in Exhibit "A"
attached hereto and made a part hereof (the "Released Property").

3. Mortgagor and Mortgagee desire that the Mortgage (With Power of Sale), Assignment of
Proceeds of Production, Security Agreement, and Financing Statements be fully
released, together with the related leases, accounts, general intangibles, instruments,
inventory, contract rights, equipment, proceeds and other personal property included in
the mortgaged property.
FULL RELEASE
In consideration of Ten Dollars and other good and valuable consideration, the receipt
and sufficiency of which are hereby acknowledged, Mortgagee does hereby remise, release and
forever quitclaim to Mortgagor, its successors and assigns, all of the right, title and interest which
Mortgagee may have under the Mortgage (With Power of Sale), Assignment of Proceeds of
Production, Security Agreement, and Financing Statements, together with the related leases,
accounts, general intangibles, instruments, inventory, contract rights, equipment, proceeds and
other real and personal property included in the mortgaged property.
This Instrument is executed by Mortgagee without warranty of any kind, express, implied
or statutory. This Instrument shall be binding upon Mortgagee and its successors and assigns
and shall inure to the benefit of Mortgagor and its successors and assigns.
