RIGHT-OF-WAY AND EASEMENT GRANT
THE NEWELL H. CROOK REVOCABLE TRUST dated August 30, 1990,
Grantors, of County of Lincoln, State of Wyoming do hereby convey and warrant to
ALAN K. ROBERTS and KATIE A. ROBERTS, husband and wife, Grantees, County of
Lincoln, State of Wyoming, whose address is P.O. BOX 5366, Etna, WY, 83118, in
consideration of $10.00 and other valuable consideration, a Right-of-Way and Easement
for ingress and egress in, on, over and across the property and utility purposes including
but not limited to telephone, electric, and natural gas, and any use necessary and
appurtenant pertaining to the use of the property for related purposes, on the property
being situated in the County of Lincoln, State of Wyoming, and more particularly
described as follows:
A 30 FOOT EASEMENT RUNNING ACROSS THE EAST 30 FEET OF THE
SOUTH HALF OF THE SOUTH WEST QUARTER OF SECTION 14,
TOWNSHIP 35 NORTH, RANGE 119 WEST, 6TH PRIME MERIDIAN,
LINCOLN COUNTY, WOMING.
It is provided that the above described access easement is for the purpose of
providing ingress and egress and utility easements to the property owned by the grantees
which property is described as follows:
A PARCEL OF LAND SITUATED IN THE NORTH HALF OF THE SOUTH
WEST QUARTER OF SECTION 14, TOWNSHIP 35 NORTH, RANGE 119
WEST. DESCRIBED MORE SPECIFICALLY AS FOLLOWS:
BEGINNING AT A POINT WHICH IS MARKED AS THE ONE SIXTEENTH
SOUTH WEST QUARTER OF SECTION 14, TOWNSHIP 35 NORTH,
RANGE 119 WEST, 6TH P.M. THENCE NORTH 89°57'25 WEST 319.25 FEET;
THENCE NORTH 277.88 FEET; THENCE EAST 318.54 FEET; THENCE
SOUTH 00°08'44" EAST 278.12 FEET THE POINT OF BEGINNING.
ACRES 2.0 SQ.FT. 88,653
TO HA VB AND TO HOLD THE SAME unto the said grantees, with the right of
ingress and egress in, on, over and across the property and utility purposes including but
not limited to telephone, electric, and natural gas, and any use necessary and appurtenant
pertaining to the use of the property for related purposes, for the full and complete
enjoyment of the easement hereby granted, and all rights and privileges incident thereto.
The Grantors shall not build or construct or permit to be built or constructed any
buildings over or across said right-of-way and easement, nor interfere in any way with the

use of the easement granted.
This right-of-way and easement grant shall be binding upon and inure to the
benefit of the successors and assigns of the Grantors and successors and assigns of the
Grantees, and may be assigned in whole or in part by Grantees.
