Mortgagors agree to pay all taxes, assessments on said premises, and to keep the buildings thereon insured in the sum not less than $3,750,000.00 during the life of this mortgage, with Mortgagors and Mortgagee as loss payees thereunder, às their interest may appear. In the event Mortgagors do not secure and maintain such insurance coverage or pay and discharge such taxes, Mortgagee may secure said insurance and pay said taxes, and all amounts so paid shall be added to and considered as part of the above indebtedness hereby secured. In case of default in the payment and/or performance of any obligation evidenced or secured hereby then the whole indebtedness secured hereby shall immediately become due and payable, and the Mortgagee may proceed, pursuant to law, to foreclose on the mortgaged property and in case of foreclosure, Mortgagors hereby agree to pay all costs of the same, including all costs and reasonable attorney's fees.
