1. IDENTIFICATION OF GRANTOR: Grantor's name and address is Feathered
Hook Properties, LLC a Utah limited liability company, whose address is 3615 South
2700 East, Salt Lake City, Utah 84092 The word "I" or "me" as hereafter used means
the Grantor.
2. IDENTIFICATION OF GRANTEE: Grantee's name and address is Bison
Capital, LLC, a Florida limited liability company, whose mailing address is 981
Ridgewood Avenue, Suite lOS, Venice, Florida 34285. The word "you" as hereafter
used means the Grantee.
3. MEANINGS OF TERMS: The terms "I," "me," or "you" shall be non-gender
specific (i) masculine, (ii) feminine, or (iii) neuter, such as corporations, partnerships or
trusts), singular or plural, as the context permits or requires, and include heirs, personal
representatives, successors or assigns where applicable and permitted.

Together with all tenements (property capable of being held with unconditional power
of disposition), hereditaments (inheritable interest in property), easements (right to use
land of another) and appurtenances (right used with land for its benefit) belonging to or
benefitting such property.
5. CONSIDERATION: Good and valuable consideration plus the sum of Ten
Dollars ($10.00) received by me from you.
6. CONVEYANCE OF REAL PROPERTY: For the consideration described in
Paragraph 5, I have conveyed, granted, bargained and sold to you the Real Property to
have and to hold in fee simple (estate in property unlimited as to duration, disposition
and descend ability) forever.
7. WARRANTY: I fully warrant the title to the Real Property and will defend the
same against the lawful claims of all persons whomsoever except for covenants,
reservations, restrictions and easements of record, if any, and taxes subsequent to
December 31, 2007.

This Deed is an absolute conveyance to Grantee of the title to the afore described
property in effect as well as in form and is not intended to serve or operate as a
mortgage, security agreement, trust conveyance, or security interest of any kind. It is
not intended that this Deed operate to effect any merger of the fee interest of Grantee in
the property with the still outstanding mortgage lien and security agreement of the
property held by Grantee, it being specifically intended that such rights of Grantee in
the property shall survive the execution and delivery of the Deed and remain
outstanding. The consideration for this Deed is Grantee's release of Grantor from any
personal liability under the Promissory Note dated February 9, 2006 in the original
amount of $5,225,742.83 which is secured by that certain Mortgage And Security
Agreement recorded in Book 612, page 260 of the office of the Lincoln County Clerk in
Kemmerer, Wyoming.
