QUITCLAIM DEED

KNOW ALL MEN BY THESE PRESENTS, that W. Rex Lancaster and Beverly
Lancaster, husband and wife, and Eva Lee Larson, a married person, as her sole and
separate property, Grantors, for and in consideration of Ten Dollars ($10.00) and other
good and valuable consideration, in hand paid, receipt whereof is hereby acknowledged,
CONVEYS AND QUITCLAIMS to Forest Dell Ranch, LLC , whose address is P.O. Box
1589, Afton, Wyoming 83110, Grantees, in the property which is described as follows:
That property as set forth on the attached Exhibit "A", and by this reference
made a part hereof.
TOGETHER WITH an easement for ingress, egress and utilities including the
right to construct and maintain a roadway and utilities as described on Exhibit
"B", and by this reference made a part hereof.
TOGETHER WITH all improvements, appurtenances, hereditaments and all
other things thereunto belonging or in anywise appertaining.
SUBJECT, HOWEVER, to all easements, rights-of-way, reservations and
restrictions now of record or otherwise affecting said lands.
