whose address is 3 Park Plaza, 10th Floor, Irvine, CA 92614 MA\lSTOP:CHDLR-C-B8
(hereinafter referred to as "ASSIGNOR" and CHANDÅ’RAZ86224
(herein after referred to as "ASSIGNEE").
WITNESSETH:
That ASSIGNOR for Ten Dollars ($10.00) cash in hand paid and other good and valuable
consideration, the receipt of which is hereby acknowledged, does hereby transfer, grant, assign, convey
and deliver unto ASSIGNEE the following
1. A Promissory Note dated 09/07/06 in the original principal amount of
one hundred eighty thousand and 00/100
executed by
STEVEN M VALENTINE and TORRIE L VALENTINE
($ 180,000.00 )

(hereinafter referred to as "BORROWER"), payable to Argent Mortgage Company, LLC
together with interest as therein provided, and secured by the instruments and security described in
Paragraph 2 below (hereinafter referred to as "Notes");
2. All of ASSIGNOR'S rights, title and interest, without limitation, in any Mortgage, Deed of Trust,
Guarantee Agreement, or other instrument described in Exhibit "B" which is annexed hereto and by
this reference made a part hereof, and which cover the property described in "Exhibit "A", attached
hereto and by this reference made a part hereof (hereinafter referred to as "COLLATERAL
DOCUMENTS");
To have and to hold, together with all titles, interest, liens, privileges, claims, priorities and equities
existing and to exist in connection therewith, unto ASSIGNEE, its successors and assigns forever.
ASSIGNOR hereby covenants and warrants that ASSIGNOR is the owner and holder of the NOTES, the
COLLATERAL DOCUMENTS and the indebtedness secured thereby; that ASSIGNOR has the full right
and authority to sell, transfer and convey the NOTES, COLLATERAL DOCUMENTS and the
indebtedness evidenced, and to execute this instrument; that ASSIGNOR has not assigned, mortgaged,
hypothecated, granted, or delivered a security interest in or otherwise encumbered the NOTES, the
COLLATERAL DOCUMENTS, or the indebtedness secured thereby; and that as of the date hereof, the

aggregate amount of one hundred eighty thousand and 00f100
($ 180,000.00 ) of the principal and accrued interest on the NOTES remains unpaid.

"EXHIBIT A ATTACHED HERETO AND MADE A PART HEREOF"
ASSIGNOR hereby expressly waives and releases any and all rights that ASSIGNOR may now
have or hereafter have to establish or enforce any lien or security interest securing payment of the NOTES
including without limitation, those existing under the COLLATERAL DOCUMENTS, as security for the
payment of any other or future indebtedness of BORROWER to ASSIGNOR.
For the same consideration stated above, ASSIGNOR hereby covenants and agrees with
ASSIGNEE to execute any other and further instruments of ASSIGNMENT and/or transfer that may be
necessary to effectuate the purpose of this Assignment and/or to properly vest in ASSIGNEE the rights of
ASSIGNOR in the NOTES, the COLLATERAL DOCUMENTS or the indebtedness secured thereby.
For the convenience of the parties, this instrument may be executed in multiple counterparts. Each
of the counterparts hereof so executed shall and for all purposes be deemed to be an original, and all such
counterparts shall together constitute but one and the same instrument.
