Jack O. Corsi and Jack E. Corsi, Trustees ofthe Henry's Mountain Land Trust dated
November 1, 1994, Grantors, of Lincoln County, State of Wyoming, for and in consideration of
Ten Dollars ($10,00) and other good and valuable consideration, in hand paid, receipt of which is
hereby acknowledged, GRANT AND CONVEY to Tiphany Gayhart, Grantee, whose address
is PO Box 3689, Alpine, Wyoming 83128, the following described non-exclusive perpetual right-of-
way and utility easement for the following purposes:
1. PURPOSE OF EASEMENT. This easement is granted for the purpose of
providing a perpetual, easement for ingress, egress, and all utilities to Grantee's
property described in paragraph 3, including the right to construct and maintain a
roadway to provide that ingress and egress and for all utilities.
2. CONDITIONS OF THIS EASEMENT. The conditions ofthis easement are:
a. Grantees may use the described easement for access and utilities to their property
described in paragraph 3.
b. This easement is a perpetual easement.
c. The road access easement shall include the right to construct, maintain, improve, and
repair the access road, provided however, any utilities that are placed within the
easement shall be placed underground within the easement boundaries. The Grantee
shall be responsible for restoring the easement area following the placement of
buried utilities.
d. The within easement grant is intended to be an easement running with the land,
which it serves, and shall be perpetual so long as it is used for a road and utility
access purposes.
3 . PROPERTY BENEFITTED BY EASEMENT. This easement is for the benefit of
the following described real property of Grantees in Lincoln County, Wyoming,
described as follows:
NWlj,¡NWy,¡SWy,¡ of Section 13, T35N Rl19W of the 6th P.M., Lincoln
County, Wyoming.
4. DESCRIPTION OF EASEMENT. The easement is described as follows:
That property as more fully described on Exhibit A, a copy of which is attached
hereto marked Exhibit "A" and by this reference made a part hereof.
5. BINDING EFFECT. The terms and conditions of this easement shall be binding
upon and enure to the benefit of the heirs, successors in interest, and assigns of the
parties named in this instrument.

An easement for ingress, egress and all utilities including the right to construct and maintain
a roadway and all utilities over and across both the 60- foot access and public utility easement, which
6D-foot easement crosses Lots 2,3,5,6,9, 10, 12, and 13 of the following described subdivision,
and 3D-foot access and public utility easement, which 3D-foot easement runs along the westerly side
of the following described subdivision, as shown and depicted on the final plat of Henry , s Mountain
Estates Subdivision within the SW~, Section 13, T35N, R119W, Lincoln County, Wyoming, as
shown on plat as filed in the office ofthe Lincoln County Clerk's Office, Lincoln County, Wyoming
on November 4, 1996.
