Cook and Christy Cook Husband and Wife 000682 Grantors, for and in consideration of TEN ($10.00) DOLLARS and other Good and Valuable Considerations in hand paid, receipt whereof is hereby acknowledged, CONVEY AND WARRANT TO: KOWPICO, LLC A Kansas Limited Liability Company Grantee, whose mailing address is 8009 W. 144th Place, Overland Park, KS 66223, the following described real estate situate in Lincoln County and State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State to-wit: Beginning at a Brass Cap marking the corner common to Sections 7, 8, 17 and 18 of T25N, R115W, 6th P.M., Lincoln County, Wyoming and running thence west 1320 feet, more or less; thence south 2640 feet, more or less; thence east 1980 feet, more or less; thence North 1320 feet, more or less; thence west 660 feet, more or less; thence north 1320 feet, more or less, to a Brass Cap marking the corner common to Sections 7, 8, 17 and 18, the point of beginning, encompassing Lots 1,4 and the West % of Lot 5 as shown on attached Exhibit A, and totaling 100 acres, more or less. Reserving unto the grantor, their heirs and assigns all minerals of every kind, including oil and gas rights, and the right to remove the same, provided surface rights of the Grantee are not violated. Subject to all reservations, restrictions, encumbrances, easements, right-of-ways and possessory estates held by third parties, which appear of record. Grantor, for themselves and their heirs, covenant with Grantee, Grantee's heirs and assigns, that they will, and their heirs shall, subject to the reservations herein contained, warrant and defend unto the Grantee, Grantee's heirs, executors and assigns forever, against all persons lawfully claiming from, through or under the Grantor, but not otherwise.
