SPECIAL WARRANTY DEED

This indenture, made effective the 2CJ~ day of December, 2008, between KowPiCo,
LLC, a Kansas limited liability company whose mailing address is 8009 West 144th Place,
Overland Park, Kansas 66223, referred to as "Grantor," and John Sweeney, a single person, whose
mailing address is 514 Upper Sunset Dr., Kemmerer, Wyoming 83101 referred to as "Grantee."
WITNESSETH, that Grantor, in consideration of the sum of ten or more dollars and other
considerations paid by Grantee, the receipt of which is hereby acknowledged, does by these
presents sell and convey unto Grantee, Grantee's heirs and assigns, the lots, tracts, or parcels of
land, lying, being, and situated in the County of Lincoln, State of Wyoming, as shown on Exhibit
A attached hereto and made a part hereof and more particularly described as follows:
Beginning at a Brass Cap marking the comer common to Sections 7, 8, 17 and 18
of T25N, R115W, 6th P.M., Lincoln County, Wyoming and running thence west
1320 feet, more or less; thence south 2640 feet, more or less; thence east 1980 feet
more or less; thence north, 1320 feet, more or less; thence west 660 feet, more or
less; thence north 1320 feet, more or less, to a Brass Cap marking the comer
common to Sections, 7, 8,17 and 18, the point of beginning, encompassing Lots
1, 4 and the West ~ of Lot 5 and totaling 100 acres, more or less.
Less and except all minerals of every kind, including oil and gas rights, and the
right to remove the same, provided surface rights of the Grantee are not violated
as the same were reserved in the Warranty Deed dated December 19, 2007 from
Lawrence L. Cook and Christy Cook as Grantors recorded in Book 681 at Page
675 in the records of the Lincoln County Clerk's office, as corrected by document
recorded in Book -11 \ at Page 1dð'Z-
Subject to all reservations, restrictions, encumbrances, easements, right-of-way and
possessory estates held by third parties (including leaseholds, licenses, and adverse occupancies)
which appear of record or would be revealed by a diligent inspection and survey of the Property.
Grantor, for itself and its successors, covenants with Grantee, Grantee's heirs and assigns,
that it will, and its successors shall, subject to the reservation herein contained, warrant and defend
unto Grantee, Grantee's heirs, executors, and assigns forever, against all persons lawfully claiming
from, through or under the Grantor, but not otherwise.
IN WITNESS WHEREOF, an officer of the corporation has hereunto set his hand and
official seal of the Grantor the day and year first above written.
