Jere P. Borino, as single man ofDiamondville, Wyoming, 83116, hereinafter known as grantor, for an in
consideration ofTen Dollars and other valuable consideration, in hand paid, receipt of which is hereby
acknowledged, grants and convey to Canyon Limited Partnership, a Wyoming general partnership whose
partners are currently Thomas D. Crank, Corina E. Crank, Ron J. Cattelan, Jean Marie Cattelan, and Jere P.
Borino , hereinafter known as grantees, the following described perpetual right-of -way easement, situated in
Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the
homestead exemption laws of the State, for the following purposes and under the the following conditions:
1. Purpose of Easement: This easement is for the purpose of providing a perpetual right-of-way easement
50.0 feet in width for the private access for ingress and egress to the property described in paragraph 3,
including the right to construct and maintain a roadway to provide that ingress and egress.
2. Conditions of Easement: The access provided by this easement is a private right-of -way for use of the
grantees only and is not for use of the general public. It is a common easement for the benefit of the
grantor's lands and the grantee's lands described in paragraph 3.
3. Property Benefitted by Easement: This easement is for the benefit of the following described real property
of the grantees:
T. 24 N., R. 116 W., 6th P.M., Lincoln County, Wyoming
Section 6: Lot II
Section 7: Lots 2,3,4, Sl/2NEl/4 and NWl/4SEl/4
Section 8: SWl/4NWl/4 and NW1/4SWl/4
Section 18: Lot I and Lot 2
4. Clarification of Easement: This easement is the same and a clarification of that particular easement as
identified as Exhibit "A" of the grantee's Warranty Deed as recorded in Book 440 on Pages 771 to 773 on file
in the Lincoln County Clerk's office in Kemmerer, Wyoming. This easement is presented as a
clarification and proper legal description of the above identified easement.
5. Description of Easement:
A road easement for ingress and egress for the benefit of grantees property in as identified in Section 3 above and
being a part of Sections 6 and 7 of the Resurvey ofT. 24 N., R. 116 W. and Section 12 of the Resurvey ofT. 24 N.,
R. 117 W. of the 6th P.M., Lincoln County, Wyoming said easement being 50.0 feet wide, 25.0 feet each side of the
following described centerline. The boundaries lines of said easement being offset 25.0 feet each side and parallel
to the following described centerline and extending to or truncating at the property lines of Grantor.
Commencing at the southeast comer of Section I of the Resurvey ofT. 24 N., R. 117 W. where is found a standard
D.S.P.L.O. brass cap; Thence N 0° 21' 53" E along the easterly boundary of said Section 1 a distance of 1256.85
feet to the Point of Beginning . Said Point of Beginning also being S 0°21 '53" W, 16.25 feet £Tom the El/16 of
Section 6 of the Resurvey ofT. 24 N., R 116 W. where is found a 3 Ij.¡" diameter aluminum cap stamped
appropriately and stamped "PELS 5465, 2000":
Thence S 80°14' 18"E, 58.67 feet to the point of curvature of a curve to the right. Thence 270.38 feet along
the arc of said curve to the right. Said curve to the right having a central angle of 61 °45'31" and a radius of
250.84 feet.

the arc of said curve to the right. Said curve to the right having a central angle of
19° 11' 13" and a radius of 295.82 feet.
Thence S 10°38'06" W, 215.40 feet;
Thence S 2° 12'22" W, 332.66 feet;
Thence S 1°55'09" E, 272.38 feet;
Thence S 21 °11 '01" E, 53.80 feet to the point of curvature ofa curve to the left. Thence 99.19 feet along
the arc of said curve to the left. Said curve to the left having a central angle of
109°17'32" and a radius of52.00 feet.
Thence N49°31 '26" E, 86.57 feet;
Thence N 46° 11 ' 16" E, 94.7 feet more or less to the Point of Terminus. Said Point of Terminus being a
point on the east boundary line of said Section 12 of the Resurvey ofT. 24 N., R 117 W. and being N 0°13'30" W,
395.43 feet from the east quarter comer of said Section 12 where is found a standard U.S.G.L.O. brass cap. Said
easement being 4,208 feet in length more or less.
6. Map of Easement: A map of said easement is attached as Exhibit' A' .
7. Binding Effect. The terms and conditions of this easement shall be binding upon and inure to the benefit of
the heirs, successors in interest and assigns of the parties named in this instrument.
