Section 30, T37N, Rl18W i.~' 7 l;. d ~ ~ Ot i~ .- ~,., DISTRIBUTION ......... , EASEMENT KNOW ~L ~N BY T~SE P~SENT: That ~, the undersigned, J & W Construction, c/o Ted Jorgensen, ("Grantor"), for a good and valuable consideration, the receipt of wEch is hereby ac~owledged, do hereby grant, convey and warrant unto Lower Valley Energy, a Cooperative Corporation, of~on and Jackso~ Wyoming and to its successors and assigns, ("Grantees"), a perpetual easement and right of way for the construction and continued maintenance, repair, alteration and replacement of the electric distribution circuits, ~nes and equipment of the Grantee to be constructed and maintained under, upon and across the pre~ses otGrantor in L~COLN County, State of WYOM~G along a line described as follows, to wit: BErG a portion of Lot 106, ~ver View West Townhomes, addition to the Town of Alpine of River View Meadows Second Addition, Section 30, T37N, R118W, Lincoln CounW, Wyoming, more particularly described as follows: BEGINN~G at a point being the Northerly most corner of said Lot 106; Thence N 53° 08' 50" E 84.20 feet; Thence N 55© 17' 52" E, 58 feet to a point. This portion 'of easement to include a strip of land 20 feet in width running parallel with North property bounda~ of said Lot 106. Thence S 2° W, 141 feet to a transformer location; Thence S 4~ W, 152 feet; Thence S 50° E, 117 feet; Thence S 840 E, 28 feet to a transformer location. Theuce N 52° E, 150 feet to a point. This potion of easement to include 10 feet on each side of described line. Thence N 19° W, 126 feet to a transformer location. This portion of easement to include a strip of land 20 feet in width framing parallel with East properW bouPda~ of said Lot 106. Together with all necessa~ and reasonable rights of ingress and egress and to excavate and refill ditches and trench for the location and repair of said facilities and to cut, trim, or remove trees, shrubbe~, undergrowth or other obst~ctions interfering with the repair and maintenance of the facilities. The Grantor acknowledges that Electric and magnetic Fields (E~) are naturally occu~g in the distribution of electricity, and the Grantee has here notified Grantor that E~ testing and intormation is available upon request from the Grantee. The undersigned agrees that all wires and other facilities, installed on the above described lands at the Grantee's expense shall remain the property otthe Grantee, removable at the option of,he Grantee.
