Wyoming, the metes and bounds being more particularly described as follows:
BEGINNING at an Aluminum Cap on Iron Pipe marking a point in the West Right-
of-Way line for U.S. Highway 89, said Point of Beginning being 50.31 feet, .
N89°00'36"W along the South line of the NE1/4 of said Section 3, from the BLM
type monument marking the Lloyd B. Baker PE/LS 698 1994 location for the
Southeast Corner of said NE1/4; thence S1.°38'49"W, along said West Right-of-
