Box 233, Cokeville, Wyoming 83114 of Lincloln County, State of Wyoming, party of the first part, for and in consideration of the sum of Ten ($10.00) Dollars and other valuable considerations, receipt of which is hereby acknowledged, has granted and conveyed, and by these presents does grant unto Wayne S. Cook and Deborah J. Cook, of P.O. Box 313, Cokeville, Wyoming 83114 of Lincoln County, State of Wyoming, hereinafter referred to as "grantee" the right to lay out, construct, operate, repair, and maintain a road for the use of their private access over and across that part of the following described lands situated in the County of Lincoln and State of Wyoming which are owned by him, to-wit: A strip of land, thirty (30) feet in width, across Tract 105, T24N, RI 19W, Lincoln County, Wyoming. BEGINNING at the point of intersection of the easterly right-of-way line of U.S. Highway 30 and a line parallel with and offset thirty (30) feet to the north of the south line of said Tract 105 for 1333.151 feet to the west boundary of Tract 104. hereby releasing and waiving all rights under the homestead laws of the State of Wyoming: Grantor also grants the right of ingress and egress to and from said lands for any and all purposes necessary and incidental to the exercise, by the grantee of the rights granted under this conveyance: Corporations authorized to do business in this state for the purpose of constructing, maintaining and operating a pubic utility may set their fixtures and facilities along, across or under any of the public roads, streets and waters of this state in such manner as not to inconvenience the public in their use. Any public utility desiring to install its facilites in any city shall first attempt to obtain consent from the city council. A person shall first obtain permission from the state transportaion commission or the board of county commissioners in the county where the construction is contemplated before entering upon any state highway or county road for the purpose of commencing the construction accordance with Section 1-26-813 of the Wyoming Statutes, (2007 as amended); Grantee agrees to maintain culverts of suitable size across such ditches and laterals of Grantor as necessary for proper irrigation systems: The easement herein granted shall be allowed until the access easement for Legion Park Lane is granted and recorded for the purposes of a public road, whereby access to Tract 104 will then be obtained by such right-of-way.
