HomeMy WebLinkAbout947444QUITCLAIM DEED CIO I1.5O KNOW ALL MEN BY THESE PRESENTS that Joe Dell Schwab and Barbara Schwab, husband and wife , of the County of Lincoln, State of Wyoming, in consideration of Ten Dollars ($10.00) and other good and valuable consideration in hand paid, the receipt of which is hereby acknowledged, herein convey and quitclaim unto Scott Schwab and Melissa Schwab, husband and wife and their heirs, successors, and assigns, all such right, title, interest, property, possession, claim, and demand as we have or ought to have in or to all the following described real estate, situate in the County of Lincoln, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming, to wit: A parcel of land within GLO Lot 5 (SW1/4NW1/4) of Section 6, Township 30 North, Range 118 West, Lincoln County, Wyoming, with boundaries more specifically described as follows: BEGINNING at the southeast corner of the Joe Dell Schwab house tract, which corner is on the south line of GLO Lot 5, and bears S89°28"43"W a distance of 321.93 feet from the CWl/16 Corner of said Section 6: and running THENCE North, identical with the east line of the said Joe Dell Schwab house tract, a distance of 402.88 feet to the northeast corner of said tract; THENCE East a distance of 162.48 feet; THENCE South a distance of 401.40 feet to the south line of GLO Lot 5; THENCE S89°28"43"W a distance of 162.49 feet to the point of beginning; ENCLOSING an area of 1.50 acres, more or less; Together with an non-exclusive access right-of-way over the following described strip of land: BEGINNING at the northwest corner of the above described tract, said corner secondarily described as bearing N38°49"49"W a distance of 513.41 feet from the CW1/16 Corner of Section 6; and running THENCE North a distance of 293.36 feet to the south edge of the existing Merritt access right-way easement; THENCE S89°29'11 "W, along said south edge, a distance of 600.06 feet to the easterly right-of-way line of the Reeves-Schwab County Road No. 12-149; THENCE N23039'39"W along county road line, a distance of 65.25 feet to the north edge of the Merritt easement; THENCE N89029' 11 "E, along said north edge, a distance of 666.25 feet; THENCE South a distance of 353.72 feet to the north boundary of the above described parcel; THENCE West, along parcel boundary, a distance of 40.00 feet to the corner of beginning; RECEIVED 5/29/2009 at 12:01 PM RECEIVING # 947444 BOOK: 724 PAGE: 150 JEANNE WAGNER Page 1 of 2 LINCOLN COUNTY CLERK, KEMMERER, WY (,k Of-A5I.
