Booker, as mortgagor, mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for Fremont Investment & Loan, as mortgagee, the 2005 (the hereinafter described real property by that certain mortgage dated August 2, "Mortgage"), and duly recorded in the records of the Office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on August 11, 2005, as Reception No. 910851 in Book 594 at Page 187; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to and at the request of Mortgage Electronic Registration Systems, Inc., as nominee for Fremont Investment & Loan, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on January 27, 2009 at 10:00a.m. in forenoon, Sage Avenue, Kauction, at emmerer, the front Lincoln door of the Lincoln County Courthouse located County, State of Wyoming; and WHEREAS, The Bank of Star Valley, a Wyoming banking corporation ("Successful Bidder"), made the highest and best bid forthe eand there real property in the Successful Bidder on $139,423.57, and the said real property was then January 27, 2009 ("Sale Date"); and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder on the Sale Date, which Certificate of Sale was duly recorded in the Counts Sof the Office of the County tate of Wyoming, on January 30, 009eat officio Register of Deeds in and for Lincoln County, Reception No. 944955 in Book 714 at Page 120; and WHEREAS, no one has appeared to redeem the thereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired. NOW, THEREFORE, KNOW ALL PERSONS BY THESE PRESENTS, that I, M. Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, AND SOLD, and do hereby TRANSFER AND CONVEY to THE BANK OF STAR VALLEY, a Wyoming banking corporation, P.O. Box 928, Thayne, Wyoming 83127, and its successors and assigns, all right title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to wit: A portion of the SW1/4SW1/4NE1/4 of Section 19, Township 34 North, Range 118 West, 6th P.M., Lincoln County, Wyoming, being more particularly described as follows: Beginning at a point on the South line of said SW1/4SW1/4NE1/4 208.71 feet N89°36"02"E from the Southwest corner of the NEI/4 of said Section 19; thence running NO°33'45"E, parallel with the West line of said SW1/4SW1/4/NE1/4 409.82 feet, thence N89°36'02"E, 106.29 feet, thence RECEIVED 6/8/2009 at 1:09 PM RECEIVING # 947608 BOOK: 724 PAGE: 619 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY 00062® S0°33'45"W, 409.82 feet to the first said South line, thence S89°36'02"W, 106.29 feet to the point of beginning, with an address of 2027 Thayne-Bedford County Road #122, Bedford, Wyoming 83112. Together with all improvements thereon situate and all fixtures and appurtenances thereto. TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to The Bank of Star Valley, a Wyoming banking corporation, and its successors and assigns forever.
