HomeMy WebLinkAbout947862RECEIVING# 947862 BOOK: 725 PAGE: 775 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY 6010817283 v00775 SHERIFF'S DEED WHEREAS, Phillip Melton, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for First Horizon Home Loan Corporation, as mortgagee, the hereinafter described real property by that certain mortgage dated May 8, 2007 (the "Mortgage"), and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on May 10, 2007, at Reception No. 929255 in Book 657 at Page 552. The mortgage and note secured thereby were assigned for value as follows: Assignee: MetLife Home Loans, a division of MetLife Bank, N.A. Assignment dated: November 24, 2008 Assignment recorded: December 2, 2008 Assignment recording information: at Reception No. 943947 in Book 710 at Page 413 All in the records of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of MetLife Home Loans, a division of MetLife Bank, N.A., acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on February 10, 2009, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, MetLife Home Loans, a division of MetLife Bank, N.A. ("Successful Bidder") made the highest and best bid for the hereinafter described real property in the sum of $175,333.43, and the said real property was then and there sold to the Successful Bidder on February 10, 2009 ("Sale Date"); and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on February 10, 2009, at Reception No. 945186 in Book 715 at Page 185; WHEREAS, said Certificate of Sale was assigned to Federal National Mortgage Association, its successors and assigns by that certain Assignment of Certificate of Sale dated April 16, 2009 and recorded in the records of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyomin on R , 2009, at Reception No. q'1~~1Q in Book 2 a 5 at Page WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL MORTGAGE ASSOCIATION, whose address is P.O. Box 650043, Dallas, TX 75265-0043, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to- wit: ShDeed Sheriffs Deed Melton 08-21809 Page 1 of 2 Part of Section 18, Township 32 North Range 118 West of the 6th P.M., Lincoln County, Wyoming being more particularly described as follows: Beginning at a point one rod North and 317 feet East of the Southwest corner of said Section 18 and running thence North 206.5 feet; thence East 211 feet; thence South 206.5 feet; thence West 211 feet to the point of beginning LESS AND EXCEPT all land contained in Warranty Deed recorded June 17, 1983 in Book 202PR on page 151 of the records of the Lincoln County Clerk with an address of 69 Twin Cliffs Road, Afton, WY 83110 Together with all improvements thereon situate and all fixtures and appurtenances thereto. TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to FEDERAL NATIONAL MORTGAGE ASSOCIATION, its successors and assigns forever.
