SHERIFF'S DEED
WHEREAS, Katrina D. Hoxie, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for IndyMac, F.S.B.,
as mortgagee, the hereinafter described real property by that certain mortgage
dated January 6, 2005 (the "Mortgage"), and duly recorded in the records of the
office of the County Clerk and ex-officio Register of Deeds in and for Lincoln
County, State of Wyoming, on January 11, 2005, at Reception No. 905811 in
Book 576 at Page 855.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Mortgage Electronic Registration Systems, Inc. acting solely as a
nominee for IndyMac Bank, F.S.B, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on February 3, 2009, at 10:00 o'clock in the forenoon, at public
vendue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. acting
solely as a nominee for IndyMac Bank, F.S.B ("Successful Bidder") made the
highest and best bid for the hereinafter described real property in the sum of
$477,599.00, and the said real property was then and there sold to the
Successful Bidder on February 3, 2009 ("Sale Date"); and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex-officio
Register of Deeds in and for Lincoln County, State of Wyoming, on February 3,
2009, at Reception No. 945050 in Book 714 at Page 697;
WHEREAS, said Certificate of Sale was assigned to Deutsche
Bank National Trust Company, as Trustee of the IndyMac INDX Mortgage Loan
Trust 2005-AR4, Mortgage Pass-Through Certificates, Series 2005-AR4 under
the Pooling and Servicing Agreement dated February 1, 2005, its successors
and assigns by that certain Assignment of Certificate of Sale dated February 18,
2009 and recorded in the records of the County Clerk and ex-officio Register of
Deeds in and for Lincoln County, State of Wyoming, on
j um o, ao01 , 2009, at Reception No. ~l +79(p3 in

WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Deutsche Bank
National Trust Company, as Trustee of the IndyMac INDX Mortgage Loan Trust
2005-AR4, Mortgage Pass-Through Certificates, Series 2005-AR4 under the
Pooling and Servicing Agreement dated February 1, 2005, 460 Sierra Madre
Villa, Mail Code HS-01-04, Pasadena, CA 91107, its successors and assigns, all
right, title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to-wit:
Lot 1 of Pleasant View Subdivision, Lincoln County,
Wyoming as described on the official plat filed on
January 7, 2003 as Instrument No. 886720 of the
records of the Lincoln County Clerk
with an address of
220 County Road 123, Bedford, WY 83112

Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Deutsche Bank National Trust Company, as Trustee of the
IndyMac INDX Mortgage Loan Trust 2005-AR4, Mortgage Pass-Through
Certificates, Series 2005-AR4 under the Pooling and Servicing Agreement dated
February 1, 2005, its successors and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this
Sheriffs Deed to be executed and delivered on the /7 day of
