FOR VALUE RECEIVED, Tumerville Twin Peaks, LLC, of 2345 Woodruff, Idaho
Falls, Idaho 83402 the Grantor, does hereby grant, bargain sell and convey unto Gene &
Susan Nickle, as husband and wife as Tenants by the Entireties, of 4162 Turnerville
Road, Bedford, Wyoming 83112, the Grantee, the following described premises, in
Lincoln County, Wyoming.
Beginning at a point in the West line of the EV2 of Section 15 of said T33N
RI 18W, said Point of Beginning being a monument by Paul N. Scherbel,
RLS 164, 1981 location for the Center Section Corner of Section 15;
thence following the west boundary of the Brookside Estates Subdivision
Plat dated June 16, 2009 along the following 3 legs: S86°39'22"E for a
distance of 53.65 feet, thence SO0°38'01"W for a distance of 735.81 feet,
thence N89°59'30"W for a distance of 69.60 ft to a point on the West line
of the East half of Section 15 and following said line on a bearing of
N01°52'24"E for a distance of 739.28 feet to the Point of Beginning.
Contains approximately 1.05 acres.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the
said Grantee, heirs and assigns forever. And the said Grantor does hereby covenant to and
with the said Grantees, that it is the owner in fee simple of said premises; that they are
free from all encumbrances EXCEPT: Subject to all existing patent reservations,
easements, right(s) of way, protective covenants, zoning ordinances, and applicable
building codes, laws and regulations, general taxes, assessments, including irrigation and
utility easements (if any) for the current year, which are not due and payable, and that
Grantor will warrant and defend the same from all lawful claims whatsoever.
