Jones, as mortgagor(s), mortgaged to H & R Block Mortgage Corporation, as mortgagee, the hereinafter described real property by that certain mortgage dated September 19, 2006 (the "Mortgage"), and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on October 4, 2006, at Reception No. 923073 in Book 635 at Page 862. { The mortgage and note secured thereby were assigned for value as follows: Assignee: Option One Mortgage Corporation Assignment dated: September 30, 2007 Assignment recorded: October 15, 2007 Assignment recording information: at Reception No. 934057 in Book 675 at Page 567 Assignee: Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-1 Asset-Backed Certificates, Series 2007-1 Assignment dated: December 15, 2008 Assignment recorded: December 19, 2008 Assignment recording information: at Reception No. 944240 in Book 711 at Page 390 All in the records of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-1 Asset-Backed Certificates, Series 2007-1, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on February 17, 2009, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-1 Asset-Backed Certificates, Series 2007-1 ("Successful Bidder") made the highest and best bid for the hereinafter described real property in the sum of $223,002.68, and the said real property was then and there sold to the Successful Bidder on February 17, 2009 ("Sale Date"); and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on February 17, 2009, at Reception No. 945324 in Book 715 at Page 559; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-1 Asset-Backed Certificates, Series 2007-1, 4875 Belfort Road Suite 130, Jacksonville, FL ShDeed Sheriffs Deed Jones 08-24030 Page 1 of 2 000233 32256, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to-wit: Lot 204 in Nordic Ranches Division No. 13, Lincoln County, Wyoming as described on the official plat thereof with an address of 157 Spur Loop, Etna, WY 83118 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
