KNOW ALL MEN BY THESE PRESENTS, That Farrell Nield', and Carol P. Nield, husband
and wife, of Afton, Lincoln County, Wyoming, Grantors, in consideration of Ten and No/100 Dollars
($10.00) and other good and valuable consideration, the receipt of which is acknowledged, convey
and quitclaim a one-fourth (1/4) interest to Troy Nield, a one-fourth (1/4) interest to Trina
Lancaster, a one-fourth (1/4) interest to Toby Nield, and a one-fourth (1/4) interest to Tara
Erickson, as tenants in common, Grantees, of c/o Toby Nield, 601 Lincoln Street, Afton, WY
83110, all right, title, interest, property, possession, claim and demand in or to all the following
described premises located in Lincoln County, Wyoming, to-wit:
In Section 10, T32N, R119W of the 6th P.M., Lincoln County, Wyoming, the
N1/2SE1/4, together with improvements and water rights.
TOGETHER WITH all improvements, appurtenances, hereditaments and all other
things thereunto belonging or in anywise appertaining.
EXCEPTING and RESERVING unto Grantors and their heirs, successors, and
assigns, a 60-foot wide, non-exclusive perpetual right-of-way easement for ingress
and egress and all underground utilities from Lincoln County Road No. 136 to
property described as the S1/2NE1/4 in said Section 10, over, under, across, and
along the following described real property: the North 60 feet of the East 60 feet of
the N1/2SE1/4 in said Section 10.
The above-described easement is perpetual, non-exclusive, private, and shall
benefit and run with the land, is binding on and inures to the benefit of the Grantors
and Grantees herein and their respective heirs, successors, and assigns, and
includes the rights to inspect, improve and maintain such easement.
ALSO SUBJECT, HOWEVER, to all easements, rights-of-way, reservations and
restrictions now of record or otherwise affecting said lands.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.
IN WITNESS WHEREOF, we have hereunto set our hands as of this 9th day of May, 2008.
