SIGN EASEMENT Paradise Valley Subdivision Lot #1 Etna Wy 000439 June 1, 2009 Sign Easement made this 1" day of June, 2009, by EMMETT MAVY and ROMINA MAVY, husband and wife, of 468 Greys River Loop, Alpine WY 83128 (hereinafter "Grantor") and ..ANYTHING BUSINESS INC., a Wyoming corporation, P.O. Box 3821 Alpine, Wyoming 83128 (hereinafter referred to as "Grantee"): WITNESSETH: WHEREAS, Grantor is the owner of the following described property: Lot # 1, Paradise Valley Subdivisions, a subdivision recorded August 15th 2008 in Lincoln County, Wyoming. WHEREAS, Grantor wishes to grant to Grantee and Grantee's Assignees a perpetual easement for installation, maintenance and repair of a Billboard Sign up to 300 Square Feet, to be used for advertising space that will be sold to the public. NOW, THEREFORE, in consideration of Ten Dollars ($10.00) paid by Grantee and the mutual promises of the parties and consideration, the receipt and sufficient of which is acknowledged by Grantor, IT IS AGREED AS FOLLOWS: 1. Grantor hereby grants to Grantee an easement for ingress and egress and installation and maintenance of a Billboard Sign up to 300 Square Foot and the installation and maintenance of public and private utilities (to service the sign ) over and across the following described property: Lot #1 Paradise Valley Subdivision, Etna, Wyoming Containing 0.47 acres of land. 2. Grantee, for itself, successors and assigns, agrees to indemnify and hold harmless Grantor in relationship to any cause, action or other claim arising from or accruing as a result of Grantee's use and enjoyment of the above easement. 3. This easement shall be deemed to run with the land and shall bind the Grantor and Grantee and their respective heirs, assigns , successors, and anyone who purchases this property in the future to honor this sign easement. 4. Sign may be placed. anywhere of the Grantee's Choosing. 5. No sign from the property owner or lessee may be placed within 30 feet of the billboard.
